Job Description

Job Overview We are seeking an experienced Facilities Maintenance Technician to join our property management team. This full-time role will be responsible for maintaining the operational integrity of a diverse portfolio of properties, including commercial, medical, professional office spaces, and residential condominiums. This position is best suited for a well-rounded, experienced commercial maintenance professional who is comfortable working independently, troubleshooting building issues, and taking ownership of maintenance needs from initial diagnosis through resolution. Who We're Looking For We are specifically looking for someone with hands-on experience maintaining commercial buildings and working with multiple building systems, including HVAC, plumbing, electrical, mechanical, and general facility repairs. The right candidate should be able to assess an issue, determine an appropriate first course of action, complete repairs within their capabilities, and recognize when a specialized contractor is required. This is not a residential construction, manufacturing, automotive, restaurant, or production maintenance position. Key Responsibilities Independently troubleshoot and perform initial diagnosis of HVAC, plumbing, electrical, mechanical, and general building maintenance issues. Complete a wide range of repairs without requiring step-by-step direction or supervision. Identify when an issue requires a specialized vendor and communicate the problem clearly when scheduling service. Coordinate with vendors and contractors, provide site access and relevant information, follow up on outstanding repairs, and help ensure work is completed properly. Conduct building and equipment inspections and identify maintenance concerns before they become larger problems. Manage preventative maintenance responsibilities and assigned work orders with strong follow-through. Communicate professionally with property managers, clients, tenants, vendors, and other maintenance staff. Maintain accurate and timely updates within our maintenance work-order system. Prioritize multiple maintenance needs and respond appropriately when urgent issues arise. Provide guidance or assistance to other maintenance team members when appropriate. Take ownership of assigned properties and maintenance responsibilities rather than waiting for issues or next steps to be directed.

Basic Requirements Education:

High School Diploma or GED. Trade specific certifications a plus but not required.

Experience & Qualifications:

10+ years of hands-on facilities/building maintenance experience; commercial property maintenance experience strongly preferred. Demonstrated experience troubleshooting HVAC, plumbing, electrical, mechanical, and general building systems. Strong diagnostic and problem-solving skills. Experience coordinating and communicating with outside service vendors and contractors. Ability to work independently and make sound decisions within the scope of the position. Strong organizational, communication, and follow-through skills. Comfortable using smartphones, email, calendars, and mobile work-order/ticketing systems. Ability to read technical manuals, equipment information, blueprints, and wiring diagrams. Must successfully complete required background screening and drug screening. Willingness to participate in an on-call rotation for after-hours maintenance issues.

$70,000.00 - $80,000.00 per year
