Perform or assist with painting and touch-up projects to maintain the appearance of guest rooms and common areas. Assist with maintenance of hotel equipment and building infrastructure, including fire and life-safety systems, security systems, and other facility equipment. Inspect outdoor areas, walkways, entrances, and property grounds for maintenance issues, damage, or safety hazards. Travel between different buildings and areas of the property throughout the workday, including working outdoors in varying weather conditions. Read and interpret equipment manuals, technical documentation, schematics, and maintenance instructions when necessary. Maintain accurate records of inspections, repairs, preventive maintenance, work orders, and parts or supply usage. Maintain an organized inventory of maintenance tools, equipment, parts, and supplies and notify management when replacements are needed. Coordinate with outside contractors or specialized service providers when repairs require licensed or specialized expertise. Follow all applicable safety procedures, hotel policies, and manufacturer recommendations when performing maintenance work. Protect guest privacy and property while working in occupied guest rooms and other guest-accessible areas. Communicate maintenance concerns, safety hazards, equipment failures, and major repair needs to management promptly. Assist with emergency response procedures and address urgent maintenance or safety issues as needed. Strong general maintenance and troubleshooting skills with knowledge of electrical, plumbing, HVAC, mechanical, and building systems. Experience performing routine repairs and preventive maintenance in an occupied property is strongly preferred. Ability to safely use common hand and power tools and appropriate diagnostic equipment. Electrical troubleshooting experience is preferred; advanced electrical work must be performed only within applicable qualifications, licensing, and property procedures. Working knowledge of HVAC systems, plumbing fixtures, drains, basic carpentry, drywall repair, painting, and general building maintenance. Ability to read and understand technical manuals, equipment instructions, schematics, and maintenance documentation. Ability to prioritize work orders and respond appropriately to emergency and time-sensitive maintenance requests. Strong communication and customer-service skills when interacting with guests, housekeeping, front desk, and other hotel staff. Ability to work independently while coordinating effectively with management and other departments. Ability to walk throughout an open property and regularly move between buildings and outdoor areas. Ability to work indoors and outdoors and in varying weather conditions as required. Ability to stand, walk, bend, kneel, reach, climb stairs, and safely lift, carry, push, or pull maintenance equipment and supplies.
