We are seeking a certified HVAC Mechanic who is also a well-rounded Maintenance Technician to grow with our team. The ideal candidate holds an active HVAC mechanic license and can independently diagnose, repair, and maintain heating, ventilation, air conditioning, and refrigeration systems across our properties — while also being handy across the full range of general building trades. This person will perform the work necessary to maintain and organize all property equipment, structures, landscaping, and aesthetics. Responsibilities Serve as the primary technician for all HVAC/R work — diagnosing, servicing, repairing, and replacing heating, cooling, ventilation, and refrigeration systems across residential, commercial, and industrial properties Perform and oversee preventive and reactive HVAC maintenance, including seasonal system checks, filter and coil service, refrigerant handling, and efficiency inspections in accordance with EPA and code requirements Manage all maintenance-related items for a portfolio of residential, commercial, and industrial properties Assume total responsibility for the "physical plant." Closely monitor, identify, and communicate problems in every phase of general maintenance of the building(s), including HVAC, mechanical, carpentry, electrical, plumbing, patching, painting, flooring, general hardware, cleanliness, and other minor building repairs Make recommendations, perform repairs, replacement maintenance, and implement preventive maintenance as established by Company procedures and guidelines Maintain a safe and secure environment throughout the building(s) Complete assigned work orders, repairs, and reports through the AppFolio Work Order System Attend daily meetings with the management team to receive tasks for the day Monitor the functions of service contractors and building repair and maintenance contractors, including HVAC subcontractors when specialized work is required Complete a thorough walkthrough after every tenant vacancy and create a detailed punch list to perform repairs and renovations as needed Be present for all city and county inspections Assist the property manager with budgeting and maintenance expenses Inventory and order maintenance and HVAC supplies Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises Maintain on-call availability for emergencies and projects as assigned by the property manager Create preventive/reactive maintenance schedules Observe and evaluate corrective maintenance or repair on equipment Perform maintenance, replacement, and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs, as long as a permit is not required to conduct the job Communicate, receive, and exchange ideas and information by means of the spoken and written word Perform other duties as assigned Qualifications Active, valid HVAC mechanic license/certification (required) — must be legally qualified to perform HVAC repair and installation EPA Section 608 certification (required) for refrigerant handling Demonstrated hands-on experience diagnosing and repairing residential and commercial HVAC/R systems Minimum of three (3) years' experience in building trades, repair, and replacement maintenance, in addition to HVAC work Well-rounded skills across the general building trades (electrical, plumbing, carpentry, painting, flooring, general repairs) Ability to work off the AppFolio Work Order System to receive, track, update, and close out work orders (prior AppFolio experience preferred; training available) Basic computer literacy — comfortable using email and everyday work applications Ability to properly utilize new equipment and follow safety procedures prior to using it Effective English and Spanish written and verbal communication skills Deadline- and detail-oriented Well organized Strong customer service, communication, and interpersonal skills Ability to lift up to 50 lbs following appropriate safety procedures Work in an upright standing position for long periods; reach overhead; have full range of mobility in the upper and lower body Work in various positions, including but not limited to stooping, standing, bending, sitting, kneeling, and squatting for extended periods, climbing stairs, and navigating the property/building quickly and easily as required to meet the job functions Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders) Ability to work in varying environmental conditions (e.g., heat, cold, wind, rain, humidity) Repeat various motions with the wrists, hands, and fingers Maintain a valid Florida driver's license Must have a vehicle to travel between properties On call for onsite emergencies during and after business hours Compensation & Benefits 401(k) retirement plan with company match Medical insurance Dental insurance Vision insurance Company-paid life insurance Paid time off and holidays Excellent opportunities for growth and advancement within a fast-growing company
