Job Description
Large, active Condominium Association looking for Maintenance Tech with Plumbing and Electrical experience.
Responsibilities:
- Perform routine and repetitive inspection of all building interiors and exteriors, sidewalks, roads, parking areas, signs, fencing, lighting, pools, seawalls, irrigation, wastewater and potable water systems, grounds and all mechanical equipment
- Performs direct semi-skilled tasks of a general nature in connection with maintenance, repairs, construction, and cleaning of building interiors and exteriors, sidewalks, roads, parking areas, signs, fencing, lighting pools, irrigation, wastewater and potable water systems, grounds and all mechanical equipment
- Performs cleaning and painting as necessary or assigned
- Ensure accurate inventory, safe storage and cleanliness of all maintenance tools, equipment, and supplies. Report missing or broken tools, equipment and supplies to Management immediately
- Carry out pre-storm preparation and post-storm restoration duties as per Disaster Manual
- Keep records of work performed
- Follow all safety policies and procedures, including weekly safety checks throughout the facility to a safe and clean environment and eliminate all hazards
- Follow all MSDS Sheets
- Report all incidents and accidents immediately to Operations and Condominium Manager
- Report damaged or faulty equipment to Operations and Condominium Manager immediately
- Must be able to work indoors and outdoors in year-round Florida weather
- Carry and respond to all calls received on NI cell phone
- Must sign for and be responsible for all keys, cell phones, tools, etc. in the employee's possession at all times. Employees may be held liable for all company property lost while in their possession

Operations and Condominium Manager Qualifications:
- Must be flexible and able to perform OT and On-Call hours as needed
- Must have basic knowledge of how to perform repairs including drywall, carpentry, electrical, plumbing, painting, locksmith and mechanical
- Must have in depth knowledge of manual and electric hand tools and ability to operate them safely and correctly
- Must be familiar with all safety and OSHA regulations as they relate to job tasks
- Must be able to work independently
- Must be able to work cooperatively with other staff members
- Must be courteous and respectful to all residents and property
- Must be able to lift and stack objects up to 50 pounds, be able to sit or stand for extended periods of time, must be able to bend, reach, kneel, crouch, twist/turn, climb ladders and staircases
- Must perceive the nature of sounds and have near and far depth perception, provide oral information and possess manual dexterity to handle and work with various materials and objects
- Must have a valid driver's license Must be able to operate heavy equipment, such as tractor, skid loader, dump truck, etc.
