A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Responsible for performing maintenance, repairs, and upkeep of a multifamily residential community, including apartment units, buildings, common areas, grounds, building systems, and equipment. Performs service requests, preventive maintenance, apartment turns/make-readies, and other maintenance tasks to ensure the property is safe, well-maintained, operational, and prepared for resident occupancy. Performs other related duties as required.
RESPONSIBILITIES
Perform daily maintenance activities for the multifamily property, including service requests, preventive maintenance, apartment turns/make-readies, installations, repairs, and upkeep of grounds and common areas. Use the Make-Ready Board to track assigned vacant apartments and complete make-ready work accurately, efficiently, and on schedule according to property quality standards. Complete assigned Service Requests within required time frames and provide appropriate updates through RealPage Facilities. Perform repairs to masonry, woodwork, flooring, walls, doors, fixtures, appliances, and other building components. Perform preventive maintenance and routine inspections of apartment units, buildings, mechanical systems, equipment, common areas, and grounds to identify and address potential issues. Troubleshoot and repair various building systems and components, including HVAC, thermocouples, motors, boiler controls, fire alarms, plumbing valves and fixtures, water lines, alarms, locks, appliances, and other property equipment. Perform maintenance and repairs involving electrical, plumbing, carpentry, HVAC, painting, flooring, appliances, and other basic building trades within the scope of the position. Inspect completed work to ensure repairs and maintenance have been properly performed and meet established property quality standards. Maintain accurate and timely records of maintenance activities, inspections, repairs, parts, and work performed through RealPage Facilities. Coordinate with vendors and contractors as directed by management regarding repairs, inspections, installations, preventive maintenance, and other property projects. Assist with maintaining appropriate inventory of maintenance supplies, materials, parts, and equipment. Notify management when supplies or parts need to be ordered or replenished. Maintain tools, equipment, and work areas in a clean, organized, and safe condition. Respond promptly to maintenance emergencies and other urgent property needs as directed. Assist other maintenance team members with repairs, projects, make-readies, and preventive maintenance as needed. Communicate professionally with property management, maintenance staff, vendors, contractors, and residents regarding maintenance needs and work status. Participate in department and property management meetings as required. Follow all OSHA safety regulations and applicable federal, state, and local laws and regulations relating to health, safety, and the environment. Properly handle, store, and use chemicals, supplies, tools, and equipment in accordance with safety requirements and manufacturer instructions. Perform other duties and responsibilities as assigned.
YOUR SKILLS & QUALIFICATIONS
Minimum of two (2) years of related maintenance experience, preferably in a multifamily residential property or apartment community. Working knowledge and hands-on experience in basic building trades, including electrical, carpentry, plumbing, HVAC, painting, flooring/carpet care, and appliance repair.
HVAC/EPA
certification required. Strong troubleshooting and diagnostic skills with the ability to identify maintenance issues and determine appropriate repair solutions. Ability to perform preventive maintenance on apartment units, buildings, equipment, and property systems. Effective communication and interpersonal skills to interact professionally with management, coworkers, vendors, contractors, and residents. Strong organizational and time-management skills, with the ability to prioritize service requests, make-readies, preventive maintenance, and emergency repairs. Ability to work independently and as part of a maintenance team. Proficient in the safe operation and use of hand tools, power tools, electrical equipment, and small machinery. Basic computer skills, including the ability to operate a PC, mobile device, and RealPage Facilities functions. Ability to follow written and verbal instructions and complete assigned work accurately and within established time frames. Knowledge of OSHA requirements and safe handling of chemicals, supplies, tools, and equipment.
