Residential Maintenance Technician Location:
Zephyrhills, Dade City, Lakeland & surrounding Central Florida areas

$20.00-$25.00 per hour About the Position We're looking for a dependable, skilled, and self-motivated Residential Maintenance Technician to support a large portfolio of occupied single-family homes and multi-family rental properties across Zephyrhills, Dade City, Lakeland, and the surrounding communities. This role suits someone who works well independently and has hands-on experience across a broad range of residential repair and maintenance tasks. You'll interact directly with tenants, troubleshoot issues on the spot, and help keep our properties safe, functional, and well-maintained. Responsibilities Respond to and complete maintenance requests in occupied residential properties Diagnose and repair plumbing, electrical, HVAC, and general maintenance issues Perform drywall repair, painting, carpentry, and door/window repairs, along with other handyman work Repair and replace fixtures, appliances, locks, faucets, toilets, and other household components Communicate and coordinate effectively with tenants, property managers, and vendors Keep accurate records of completed work, materials used, and maintenance recommendations Perform all work safely and professionally Participate in emergency or after-hours maintenance calls as needed Qualifications 3+ years of experience in residential maintenance, handyman work, property maintenance, or a related field Strong working knowledge of plumbing, electrical, carpentry, drywall, painting, and general home repair Ability to troubleshoot and resolve issues independently Excellent customer service and communication skills Strong time management and ability to prioritize multiple work orders Valid Florida driver's license with a clean driving record Reliable transportation for travel between properties Ability to lift 50+ lbs and perform physical labor in varying weather conditions Comfortable using a smartphone for work orders, photos, and communication Must pass a background check Preferred Qualifications HVAC certification or experience Electrical or plumbing experience Experience working in occupied rental properties Bilingual (English/Spanish) is a plus, not required Compensation & Benefits Competitive pay based on experience Consistent, year-round work across a large residential portfolio Health, dental, and vision insurance Schedule Monday-Friday and Wednesday-Sunday (schedule options available) Occasional evenings or weekends for emergency maintenance
