Monday, Thursday & Friday (Trash & Recycling Days) 7:00 a.m. - 3:30 p.m. including a 30-minute unpaid lunch. Tuesday & Wednesday 8:00 a.m. - 4:30 p.m., including 30 min. unpaid lunch. Overtime or schedule changes should be approved by the Property Manager unless there is an emergency.
POSITION SUMMARY
The Maintenance Technician is responsible for performing routine maintenance, repairs, inspections, cleaning support, and general upkeep of the Association's buildings, grounds, equipment, and common areas. The Maintenance Technician works under the direction of the Property Manager and is expected to communicate maintenance concerns, repair needs, vendor issues, safety concerns, and property conditions to management.
ESSENTIAL DUTIES & RESPONSIBILITIES
Responsibilities include, but are not limited to: Perform routine maintenance and minor repairs throughout the community's buildings and common areas. Inspect common areas, buildings, grounds, equipment, and Association facilities and report deficiencies or needed repairs to the Property Manager. Assist with the maintenance and upkeep of the pool area, clubhouse, sidewalks, common areas, trash/recycling areas, security gates, hurricane shutters, and Association equipment. Perform minor plumbing, electrical, carpentry, painting, hardware, and general maintenance repairs when within the employee's ability and authorization. Maintain cleanliness and appearance of maintenance areas, storage areas, mechanical areas, and other assigned common areas. Assist with trash and recycling operations, including monitoring dumpsters, recycling areas, and chutes and addressing routine issues. Assist with hurricane and severe-weather preparation and post-storm cleanup as directed by management. Complete assigned preventative maintenance tasks and routine property inspections. Promptly report water leaks, equipment failures, property damage, safety hazards, or other significant maintenance concerns to the Property Manager. Maintain Association tools, equipment, and supplies in an organized and serviceable condition. Notify the Property Manager when maintenance supplies, parts, or materials need to be ordered. Maintain appropriate records of maintenance work, inspections, repairs, and completed assignments as requested by management.
VENDOR & CONTRACTOR COORDINATION
The Maintenance Technician may assist vendors and contractors working on Association property, including providing access, identifying work locations, answering property-related questions, and observing work being performed. Any concerns regarding vendor performance, scope of work, scheduling, pricing, or contractual obligations should be reported to the Property Manager. The Maintenance Technician does not independently authorize additional vendor work, approve expenditures, modify contracts, or direct vendors outside of instructions provided by management unless specifically authorized.
COMMUNICATION & WORK ASSIGNMENTS
Coordinate regularly with the Property Manager regarding maintenance priorities and property conditions. Complete assignments and work orders as directed by the Property Manager. Provide timely updates regarding the status of assigned projects and repairs. Immediately communicate emergencies, safety concerns, significant property damage, or conditions requiring outside professional assistance. Maintain professional and respectful communication with residents, Board members, management, coworkers, vendors, and contractors. Direct resident requests, complaints, rule-enforcement matters, and management-related questions to the Property Manager when appropriate.
TIMEKEEPING & WORK EXPECTATIONS
Accurately record all working time using the Association or management company's designated timekeeping system. Follow established work schedules, meal periods, break requirements, and timekeeping procedures. Overtime must receive prior management approval except when responding to an authorized emergency. Personal work for residents, owners, vendors, or other individuals may not be performed during Association-paid working hours. Association tools, equipment, materials, and supplies are to be used for Association business unless otherwise authorized. Employees are expected to remain available and actively engaged in assigned Association duties during scheduled working hours. SAFETY The Maintenance Technician is expected to follow applicable safety procedures and use appropriate personal protective equipment when performing maintenance duties. Any task requiring specialized licensing, certification, equipment, or expertise beyond the Maintenance Technician's qualifications should be reported to the Property Manager so that an appropriate licensed contractor or service provider can be engaged.
GENERAL RESPONSIBILITIES
The Maintenance Technician will perform other reasonable maintenance-related duties as assigned by the Property Manager based on the needs of the community.
