Job Description
Job Summary The Maintenance Person is responsible for overseeing the maintenance and upkeep of the hotel property, including grounds, building facilities, and guest rooms. This role ensures that all areas are functional, safe, and visually appealing, directly contributing to guest satisfaction and repeat business. Maintenance team members support hotel revenue goals by identifying opportunities to enhance the guest experience, collaborating with other departments to anticipate guest needs, and ensuring the property presents a consistently high standard of quality. Duties and Responsibilities Guest Experience & Sales Support Ensure every guest has a comfortable, seamless, and positive lodging experience by maintaining guest rooms and public areas at the highest standards. Proactively identify maintenance issues that could impact guest satisfaction (e.g., dim lighting, slow drains, squeaky doors) and resolve them promptly. Collaborate with housekeeping and front desk to support upselling or revenue opportunities, such as ensuring rooms eligible for premium rates are fully functional and visually appealing. Respond courteously and efficiently to guest maintenance requests, leaving a positive impression that encourages repeat visits. Offer suggestions for minor room enhancements or property improvements that could increase guest satisfaction or drive higher occupancy. Communicate guest feedback and potential sales opportunities to management for follow-up and property improvements. Participate in guest interactions professionally, assisting with requests like moving items, adjusting in-room amenities, or explaining maintenance solutions. General Maintenance Execute preventative maintenance procedures to prevent operational disruptions. Complete daily tasks from the Maintenance Checklist and ensure Maintenance Request Forms are processed within 24 hours. Perform preventive maintenance on a timely basis and respond promptly to emergencies on a 24-hour call basis. Order, install, and maintain small repair items under the direction of management. Follow proper grooming, appearance, and uniform guidelines at all times. Observe safe working conditions under OSHA standards, including chemical handling per Material Safety Data Sheets. Perform additional duties as assigned to meet operational and guest satisfaction goals. Exterior and Common Guest Areas Maintain clean and safe grounds, including trash removal, sweeping sidewalks and stairs, and debris clearance from parking lots, landscaping, and dumpster areas. Ensure exterior areas are visually appealing using equipment such as pressure washers and blowers, enhancing curb appeal and guest first impressions. Interior and Guest Room Maintenance Paint walls, ceilings, doors, and window trim as needed to maintain a fresh, inviting environment. Conduct preventive maintenance on guest rooms, including: Lighting Electrical systems Plumbing HVAC Walls, doors, and locks Appliances and furniture Carpet and floor coverings Maintain laundry machines, vending machines, and common areas, cleaning twice daily. Keep the maintenance workshop and storerooms organized and clean, ensuring tools and materials are readily available for timely guest service. Required Skills General knowledge of HVAC, electrical, and plumbing systems. Ability to use basic work tools and equipment effectively. Problem-solving skills with a focus on preventing guest issues before they arise. Strong communication and collaboration skills to work with front desk and housekeeping teams on guest satisfaction initiatives. Ability to work independently while supporting hotel revenue and service goals. Strong work ethic with a proactive, service-oriented mindset. Preferred Experience Previous experience in apartment, building, or lodging maintenance. Experience in roles that required guest interaction and service-minded problem solving. Physical Requirements Ability to bend, kneel, reach overhead, and stand for long periods. Ability to walk stairs and work outdoors in varying weather. Ability to lift and carry up to 50 pounds.
