Job Overview Painter / Maintenance Handyman Job Overview We are seeking a fast, reliable, and detail-oriented Painter/Handyman to prepare apartments between tenants. The primary responsibility is completing high-quality interior painting efficiently and on schedule. The right person is responsible, self-managed, arrives on time, works at a steady pace, and can complete multiple apartment turnovers without constant supervision. This position can develop into a broader turnover and maintenance role, including inspecting apartments, identifying problems, completing minor repairs, and helping maintain our vacation-rental properties. Responsibilities Paint apartments between outgoing and incoming tenants Prepare surfaces by patching holes, repairing minor drywall damage, sanding, caulking, and priming Paint walls, ceilings, doors, trim, and baseboards Protect floors, cabinets, fixtures, and furniture Work quickly while maintaining clean lines and a professional finish Keep work areas clean and remove materials after completion Identify and report maintenance issues found during turnovers Complete minor handyman repairs when qualified Inspect completed work before leaving the property Travel between properties as assigned Requirements Professional apartment or residential painting experience Fast and productive without sacrificing quality Dependable, punctual, responsible, and detail-oriented Able to work independently and manage assigned projects Own car and a valid driver's license Comfortable using ladders, hand tools, and power tools Able to lift and carry painting materials and equipment Basic drywall repair, caulking, and handyman skills Turnover or rental-property maintenance experience is preferred Light plumbing or electrical repair experience is a plus We are looking for someone who takes ownership of the work, solves problems, and understands that apartment turnovers must be completed correctly and on time. Duties Prepare surfaces for painting by cleaning, sanding, caulking, drywall repair, and applying primers to ensure optimal adhesion and finish quality Execute interior and exterior painting projects using brushes, rollers, paint sprayers (including airless spray systems), and conventional spray equipment with precision and attention to detail Interpret technical drawings, color schemes, and specifications to accurately match paint colors based on visual color comparison and color theory principles Use hand tools and power tools safely to install fixtures, repair drywall, stucco surfaces, or perform remodeling tasks such as fixture installation or minor structural repairs Maintain safety regulations by adhering to protocols such as respiratory protection use, proper ladder use, and safe handling of hazardous materials during construction spray painting or industrial coating applications Conduct surface preparation for construction site painting including sanding, scraping, cleaning, and applying coatings suited for various surfaces like wood, metal, drywall, or stucco Assist with renovation projects by performing maintenance tasks such as caulking gaps, patching holes, or refurbishing surfaces to meet project specifications Experience Proven experience in residential and commercial painting with knowledge of construction estimating and surface preparation techniques Familiarity with various painting methods including brush painting, roller painting, airless spray painting (including industrial coating applications), and construction spray painting Hands-on experience with hand tools, power tools, paint sprayers (including airless systems), and fixture installation Ability to interpret technical drawings and specifications accurately for precise project execution Prior construction site experience with a focus on renovation projects or maintenance work in diverse environments Knowledge of safety regulations related to construction painting surfaces and the proper use of respiratory protection equipment Basic math skills for measuring areas and calculating paint quantities or material needs Join us in creating beautiful spaces while advancing your skills in a supportive environment that values craftsmanship and safety!
