A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Window & Door Service Technician Position Summary The Window & Door Service Technician is responsible for diagnosing, repairing, adjusting, and servicing residential and commercial windows, doors, storefront systems, and related glazing products. This position requires strong mechanical aptitude, excellent customer service skills, and the ability to troubleshoot product issues while maintaining a high level of workmanship and professionalism. Key Responsibilities Perform service calls for residential and commercial window and door systems. Diagnose and repair issues involving windows, doors, storefronts, hardware, weatherstripping, glass, and related components. Adjust and replace door closers, pivots, hinges, locks, panic hardware, rollers, balances, handles, and other operating hardware. Remove and replace insulated glass units (IGUs), tempered glass, laminated glass, and other glazing products as needed. Inspect installations to identify deficiencies and recommend appropriate corrective actions. Document service work performed, including materials used, labor hours, photographs, and customer signatures. Communicate professionally with customers regarding repairs, scheduling, and maintenance recommendations. Coordinate with the Service Manager to ensure timely completion of work orders. Maintain company vehicle, tools, and equipment in a clean and organized condition. Follow all OSHA safety regulations and company safety policies. Assist with emergency service calls and warranty work as required. Maintain a positive, professional attitude while representing the company on job sites. Qualifications Minimum of 3 years of experience servicing or installing commercial and/or residential windows and doors. Knowledge of aluminum storefront systems, curtain wall, entrance systems, and residential window and door products preferred. Ability to troubleshoot mechanical and operational issues independently. Experience replacing glass and installing glazing materials is highly desirable. Familiarity with door hardware including closers, panic devices, locks, hinges, and automatic operators is a plus. Ability to read shop drawings, blueprints, and installation details. Strong problem-solving and organizational skills. Excellent verbal communication and customer service abilities. Basic computer or tablet skills for completing digital service reports. Valid driver's license with a clean driving record. Ability to pass background and drug screening, if required. Physical Requirements Frequently lift and carry up to 75 pounds. Ability to work from ladders, lifts, and scaffolding. Ability to stand, kneel, bend, climb, and work overhead for extended periods. Work indoors and outdoors in varying weather conditions. Ability to safely use hand and power tools. Preferred Skills Experience with commercial glazing systems. Knowledge of window and door manufacturers and hardware. OSHA 10 or OSHA 30 certification. Forklift, aerial lift, or boom lift certification. Experience using service management or scheduling software.
