The Role You'll keep our Florida park-owned homes in good shape and ready to rent. Most of your time goes to maintaining, repairing, and turning homes, with some support for onsite property management. You'll work closely with our Florida Regional Property Manager and run your own day. What You'll Do Home Maintenance & Repairs Interior and exterior maintenance on park-owned homes Small appliance repair and troubleshooting Light electrical work — switches, outlets, fixtures, tracing dead circuits Plumbing — unclogging drains and toilets, fixing leaks, sealing homes against water intrusion Respond to resident maintenance requests promptly and professionally Unit Turns Get vacant homes rent-ready or sale-ready Repaint interiors and exteriors Repair and resurface subfloors Repair, replace, and re-hang doors and windows Track materials and keep turns moving without being chased Skirting & Exterior Install, repair, and replace skirting General exterior upkeep on homes and common structures Property Management Support Post and deliver resident notices Take before/after photos of homes, lots, and completed work Log work orders and keep accurate records Keep the Regional Property Manager current on job status and anything you notice around the community Room to Grow Our Florida portfolio is expanding. As it does, this role can grow into managing larger capital projects — community expansions, new home setups, and major rehabs — and into lead or multi-property positions. We promote from within. Schedule & Location Full-time, Monday through Friday, based at Aria Palatka with regular travel to our Starke and Tampa communities. Schedules need some flexibility — occasional after-hours availability for emergencies like water leaks or storm damage. Who We're Looking For Communication — you keep residents and management informed, and you ask questions when something isn't clear. Reliability — you show up on time, with your own dependable transportation, and do what you said you'd do. Flexibility — you can adjust your schedule and shift between properties when the work calls for it. Responsibility and know-how — you diagnose and fix problems yourself, and you take ownership of the result. Experience & Requirements 2+ years in property maintenance or a trade General handyman ability across plumbing, electrical, carpentry, and finish work Valid Florida driver's license and reliable transportation — driving between Palatka, Starke, and Tampa is part of the job Must pass a background check and drug screen Nice to have: manufactured housing experience, plumbing or HVAC background What We Offer Competitive pay — hourly rate based on experience, reviewed annually Room to grow — a growing portfolio and a real path to larger projects and multi-property roles Direct line to ownership — small company, no bureaucracy; your ideas get heard How to Apply Send your resume or a short note about your experience to william@ariamhc.com, or apply directly through this posting.
