Make Ready Technician - Full Time Port St. Lucie, FL Seeking an experienced Make Ready Technician for apartment maintenance. Must have experience with tub and tile resurfacing/refinishing . Certifications preferred. Experience in HVAC, electrical, and plumbing is a strong plus. Duties Interior Repairs & Finishes
- Paint interior walls, ceilings, trim, doors, and cabinets.
- Perform drywall repairs, patching, sanding, and texture matching.
- Replace or repair subflooring as needed.
- Install new flooring including vinyl, plank, LVP, or tile.
- Refinish or replace baseboards, door casings, and interior trim.
- Replace interior doors and hardware.
- Repair or replace blinds, closet doors, and shelving. Kitchen & Bathroom Tasks
- Install or replace kitchen and bathroom cabinets.
- Paint or refinish existing cabinets.
- Replace bathroom vanities, sinks, faucets, and hardware.
- Install or repair toilets, including wax rings and seals.
- Verify proper operation of all plumbing fixtures and repair minor leaks.
- Install or replace kitchen appliances: refrigerators, stoves, microwaves, dishwashers.
- Install range hoods and ensure proper ventilation.
- Replace or repair garbage disposals. Electrical & Lighting
- Replace or install ceiling fans.
- Replace light fixtures, bulbs, and ballasts.
- Install or replace switches, outlets, and cover plates.
- Ensure all smoke detectors and CO detectors are functioning. HVAC & Mechanical
- Install or replace PTAC (packaged terminal air conditioner) units.
- Assist with water heater installation and ensure proper connections.
- Replace HVAC filters and test system functionality. Exterior & Cleaning Tasks
- Pressure wash patios, balconies, and entryways.
- Clean exterior windows and remove debris.
- Perform full unit cleaning, including kitchens, bathrooms, appliances, floors, and windows.
- Remove trash, leftover items, and construction debris from the unit. General Maintenance & Safety
- Identify and repair minor leaks, caulking, and grout issues.
- Check and restore proper operation of locks, doorknobs, and deadbolts.
- Inspect and repair screen doors and window screens.
- Verify functionality of all appliances, outlets, and fixtures.
- Ensure the unit meets cleanliness and operational standards before move-in.
- Document all repairs and materials used.
- Report major issues requiring advanced maintenance support. Additional Tasks for a Full Unit Turn A complete turn should also include:
- Touch-up paint throughout the unit.
- Carpet cleaning or replacement (if applicable).
- Deep cleaning of vents and air returns.
- Inspection and replacement of thermostat batteries.
- Ensuring proper function of all windows and sliding doors.
- Replacing shower rods, towel bars, and bathroom accessories as needed.
- Ensuring all doors close and latch properly.
- Pest control treatment (if required by property standards).
- Final quality inspection to ensure units are fully moved-in ready.
