Description:
Join our Team! Leland Management is seeking a Janitorial and Maintenance Tech for one of our communities in the Ocoee, FL area. The position is part-time (Monday thru Friday from 12:00pm to 4:00pm) with competitive pay.
Position Description:
The maintenance tech performs routine maintenance of the Community common grounds, pool areas, amenities court areas, signage, other grounds / infrastructure to keep them in a functional, orderly, clean, and attractive condition. Helps residents as necessary per direction of the Association Manager.
Major Areas of Responsibility:
On a daily basis: Checks Clubhouse, guardhouse, and pool deck for cleanliness, restores furniture and equipment to position, restocks restroom supplies, empties trash, and observes / documents any areas nearing repair. Removes trash as needed throughout the common area. Performs tasks as assigned daily, and those on check list. Performs minor repairs in the clubhouse, restrooms and common areas (e.g. light fixtures, door hardware, chairs / tables, fencing, storm drain system, small carpentry work, drywall). Cleans and maintains the common areas and notes and issues with equipment. Performs routine painting, equipment lubrication or adjustment, minor electrical or plumbing repairs and pressure washing Assists Association Manager, when requested, in monitoring actions and meetings with outside contractors. Assists Association Manager with ordering supplies. Performs other general maintenance tasks per the direction of management.
Primary Objectives:
Proactively works to keep the clubhouse, pool area, entrance areas, and amenities areas well maintained, safe, neat, and clean. Promptly completes minor repairs seen as needed or reported via work orders.
Requirements:
Required Knowledge, Skills, and Abilities:
Good verbal communication skills Self-Motivated Proactive and notices items that need maintenance / repair / cleaning. Knowledge and experience in minor mechanical repairs including safe use of hand operated power tools Ability to neatly perform minor maintenance such as painting, caulking, power washing, drain cleaning, etc. Valid Florida Driver's License Ability to complete written work orders, maintenance reports, and maintenance logs. Irrigation system knowledge is a plus.
Education and Experience Required:
High School diploma or General Educational Development (GED) certificate Experience in building maintenance and repair including knowledge of typical non-specialist maintenance / repair of plumbing, electrical, HVAC, mechanical and building infrastructure
Physical Demands:
Ability to lift items up to 50 pounds, such as tables, chairs, supplies, etc. Ability to use ladders, reach overhead, work outside
