Job Description
The Maintenance Technician is responsible for the daily maintenance, repair, inspection, and upkeep of a large condominium community, including common areas, building systems, amenities, and association-owned equipment. The position requires a hands-on, service-oriented professional who can respond to resident requests, identify maintenance issues, perform preventative maintenance, and coordinate with outside contractors when specialized work is required. The ideal candidate is dependable, safety-conscious, mechanically inclined, and comfortable working in a large residential community with multiple buildings, amenities, and infrastructure systems. Essential Duties and Responsibilities (within the scope permitted by law and applicable licensing requirements) Perform routine and emergency maintenance and repairs throughout the condominium property. Inspect common areas, buildings, mechanical rooms, amenities, and grounds for maintenance issues and safety concerns. Respond promptly to resident and management maintenance requests. Perform basic electrical, plumbing, carpentry, drywall, painting, hardware, and general building repairs. Conduct preventative maintenance on building equipment and systems. Assist with maintenance of pumps, motors, valves, irrigation systems, pool-related equipment, HVAC equipment, generators, and other mechanical systems as assigned. Maintain and repair doors, locks, gates, fixtures, lighting, appliances, and common-area furnishings. Monitor mechanical rooms and building systems and report unusual conditions or potential equipment failures. Assist with inspections and testing of emergency equipment, including fire/life-safety systems, as permitted by applicable regulations and licensing requirements. Maintain clean, organized, and safe mechanical rooms, workshops, storage areas, and maintenance facilities. Operate hand tools, power tools, ladders, lifts, and other maintenance equipment safely. Maintain accurate records of work orders, inspections, preventative maintenance, parts, and repairs. Coordinate access and work areas for vendors and contractors and monitor work when directed by management. Assist with storm preparation, severe-weather response, water leaks, power outages, and other property emergencies. Maintain adequate inventory of maintenance supplies and notify management when materials need to be ordered. Follow OSHA, association, manufacturer, and applicable local safety requirements. Provide professional and courteous service to residents, guests, vendors, and coworkers. Perform other duties as assigned by the Maintenance Supervisor or Property Manager. Qualifications High school diploma or GED preferred. Minimum of 2-3 years of general building, property, condominium, apartment, hotel, facilities, or commercial maintenance experience preferred. Working knowledge of basic electrical, plumbing, carpentry, painting, HVAC, and mechanical systems. Ability to troubleshoot problems and determine appropriate repairs or when a qualified contractor is required. Ability to read and follow equipment manuals, maintenance instructions, and safety procedures. Strong organizational and time-management skills. Ability to communicate professionally with residents, management, vendors, and coworkers. Must be dependable, punctual, and able to work independently with minimal supervision. Valid driver's license may be required depending on association operations. Physical Requirements Ability to stand, walk, bend, kneel, climb stairs, and work in confined or mechanical spaces. Ability to lift and carry materials and equipment weighing approximately 50 pounds. Ability to work from ladders and elevated areas when properly trained and equipped. Ability to work indoors and outdoors in varying weather conditions. Ability to respond to maintenance emergencies outside of normal working hours when assigned to an on-call rotation. Work Environment This position operates throughout a large condominium community, including residential buildings, common areas, garages, parking facilities, pools, fitness/recreation areas, mechanical rooms, offices, and exterior grounds. The technician may encounter noise, dust, heat, humidity, cleaning chemicals, and other typical maintenance-related conditions.
