Essential Responsibilities Resident Service Requests
- Respond promptly to resident maintenance requests in accordance with Company response standards.
- Diagnose maintenance issues and complete repairs professionally and correctly the first time.
- Communicate clearly with residents regarding repairs, timelines, and expected completion.
- Complete work orders accurately and within established Company response standards.
- Inspect completed repairs to ensure quality workmanship prior to closing the work order.
- Follow up with residents when appropriate to confirm satisfaction with completed work.
- Escalate complex, safety-related, or unresolved repairs to the Service Supervisor / Community Manager when necessary. Apartment Turns
- Prepare vacant apartments for new resident occupancy in accordance with CPM Turn Standards.
- Perform painting, drywall repair, appliance installation, fixture replacement, cleaning support, and general repairs as assigned.
- Inspect completed apartment homes to ensure move-in standards are fully achieved.
- Report deficiencies or additional work needed to the Service Supervisor.
- Assist in minimizing apartment downtime by completing turns efficiently and on schedule. Preventative Maintenance
- Perform preventative maintenance on HVAC systems, plumbing, appliances, lighting, water heaters, and other building systems.
- Assist with inspections of amenities and common areas to identify maintenance needs.
- Replace filters, batteries, smoke detector batteries, and other scheduled maintenance items.
- Identify potential maintenance concerns before they develop into larger repairs, and report findings to the Service Supervisor. Community Appearance
- Maintain exceptional curb appeal throughout the community at all times.
- Inspect breezeways, stairwells, parking areas, sidewalks, lighting, amenities, and landscaping for deficiencies.
- Assist with trash removal and overall cleanliness throughout the property.
- Report vandalism, hazards, and safety concerns to the Service Supervisor immediately. Safety & Compliance
- Follow all OSHA safety requirements and Company safety policies at all times.
- Utilize appropriate personal protective equipment (PPE) for all tasks.
- Properly store chemicals and maintenance supplies in accordance with Company and safety guidelines.
- Maintain clean, organized, and safe maintenance shops and storage areas.
- Report accidents, injuries, or unsafe conditions to the Service Supervisor or Community Manager immediately. Emergency Response & On-Call Responsibilities
- Participate in the community's rotating on-call schedule as assigned.
- Respond promptly to after-hours emergencies, including plumbing leaks, HVAC failures, electrical issues, and other urgent situations.
- Communicate effectively with residents and the Service Supervisor during emergency situations.
- Assist with hurricane preparation, severe weather response, and post-event recovery efforts as needed.
- Exercise sound judgment when determining the urgency of after-hours service requests. Resident Experience
- Treat every resident with professionalism and respect.
- Protect resident belongings while performing maintenance work.
- Leave every apartment cleaner than it was found.

- Complete work orders accurately and timely in Company property management software.
- Maintain accurate maintenance records and documentation.
- Track materials used for repairs and report supply needs to the Service Supervisor.
- Assist with periodic inventory counts of maintenance supplies, tools, and equipment.
- Complete all required Company training in a timely manner.
- Perform other duties as assigned or as necessary to support the community and Company. Luxury Service Standards
- Respond to every service request with urgency and attention to detail.
- Introduce yourself before entering a resident's apartment home.
- Wear Company uniform and identification badge at all times while on property.
- Use shoe covers and protective materials when entering occupied apartment homes (upon request of resident).
- Communicate respectfully and professionally with residents, guests, vendors, and Team Members.
- Leave every work area clean and organized upon completion.
- Complete repairs correctly the first time whenever possible.

- Work is performed both indoors and outdoors in varying weather conditions.
- Exposure to heat, cold, rain, humidity, chemicals, mechanical equipment, and power tools.
- Participation in a rotating on-call schedule as assigned.
- Evening, weekend, and holiday work may be required based on business needs. Physical Demands
- Ability to stand, walk, bend, kneel, crawl, climb ladders, and work overhead for extended periods.
- Ability to lift up to fifty (50) pounds independently and up to one hundred (100) pounds with assistance.
- Ability to safely operate hand tools, power tools, golf carts, and Company equipment.
- Ability to access all areas of the community, including rooftops, mechanical rooms, and confined spaces. Required Licenses or Certifications
- Valid driver's license with an acceptable driving record (preferred or required based on position).
- EPA Certification.
- Certified Pool Operator (CPO) Certification preferred.
- Completion of Company-required Fair Housing, Human Trafficking Awareness, Sexual Harassment Prevention, and Safety training.
- Additional state or local certifications as required by applicable law. Knowledge, Skills & Abilities
- Basic knowledge of HVAC, plumbing, electrical, appliances, drywall, painting, carpentry, and general maintenance.
- Strong customer service and communication skills.
- Ability to troubleshoot maintenance issues and determine appropriate repair solutions.
- Ability to prioritize multiple assignments in a fast-paced environment.
- Experience with property management software preferred (ResMan preferred).
- Ability to work independently and collaboratively as part of a team.
- Strong organizational skills and attention to detail.
