Part-Time On-Site Maintenance Technician
POSITION OVERVIEW
Position Part-Time On-Site Maintenance Technician Employer Estancias of Capri Isles Condominium Association Location On-site at the Estancias of Capri Isles community, Venice, FL Schedule Part-time, 20 hours per week, Monday-Friday, 8:00 a.m.-12:00 p.m.; occasional flexibility for urgent needs or storm preparation Reports to Community Association Manager (with direction from the Board of Directors) Classification Part-time, non-exempt, hourly Pay $21.00 per hour
ABOUT THE ROLE
Estancias of Capri Isles Condominium Association is seeking a dependable, hands-on maintenance professional to help keep our community safe, clean, and well cared for. This part-time, on-site position is the association's first line of response for routine upkeep of the common elements, including buildings, grounds, pool and amenity areas, parking areas, and shared facilities. The ideal candidate takes pride in their work, communicates courteously with residents, and can work independently from a daily task list while knowing when to escalate issues to management or licensed vendors.
KEY RESPONSIBILITIES
General maintenance and repairs
- Perform routine inspections of common areas and report deficiencies to the Community Association Manager
- Complete minor repairs: light fixtures and bulbs, door hardware, locks, closers, hinges, signage, mailbox areas, railings, and fencing
- Perform minor plumbing tasks such as clearing simple clogs and replacing washers, flappers, and fixtures in common-area restrooms
- Touch-up painting, caulking, pressure washing of walkways, stairwells, and building exteriors as scheduled
- Replace HVAC filters and perform basic checks on common-area equipment Grounds and amenities
- Pick up litter and debris, empty common-area trash receptacles, and keep dumpster and recycling areas tidy
- Clean and maintain the pool deck, furniture, restrooms, and clubhouse or amenity areas
- Check pool gates, signage, and safety equipment daily; report issues to the Board of Directors and management
- Monitor irrigation for broken heads or leaks and report landscaping concerns to the landscape contractor Vendor coordination and safety
- Meet and escort vendors and contractors on-site as directed; verify completion of vendor work
- Maintain a log of work performed, supplies used, and issues found
- Assist with hurricane and storm preparation and post-storm cleanup, including securing furniture and clearing drains Resident relations
- Interact professionally and courteously with owners and residents
- Direct resident requests and complaints to management rather than committing the association to work or expenses
Note:
Work involving licensed trades (electrical, major plumbing, roofing, HVAC repair, pest control) will be referred to licensed contractors.
QUALIFICATIONS
Preferred
- 2+ years of general building, property, or facilities maintenance experience
- Working knowledge of basic carpentry, painting, plumbing, and electrical fixture replacement
- Ability to work independently, manage time well, and follow a task list
- Reliable transportation and a valid driver's license
- Ability to pass a background check [and drug screening, per association policy]
- Good communication skills and a professional, customer-service attitude
- Experience in a condominium, HOA, or residential community setting
- Familiarity with pool maintenance
- Basic smartphone skills for logging work orders and sending photos Physical requirements
- Able to lift and carry up to 50 lbs
- Able to stand, walk, bend, kneel, and climb ladders for extended periods
- Able to work outdoors in Florida heat and humidity
WORKING CONDITIONS
- Work is performed primarily outdoors and throughout common areas of the community
Pay:
$21.00 per hour Expected hours: 20.0 per week
