A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

Maintenance Facility Planner (Plant Operations) leads the 4+ week planning process, balancing inventory levels with production efficiency and working capital goals. It drives optimization of production cycles, maintains accurate capacity plans, and acts as the plant's LTO supply chain partner for project managers. Responsibilities include material planning, managing trackers, supporting the exposure process, utilizing ERP/MRP systems (D365) for planning and visibility.
ESSENTIAL FUNCTIONS
Develop, coordinate, and monitor Preventive Maintenance (PM) schedules in collaboration with the Facilities Supervisor, Maintenance leadership, and Operations to ensure effectiveness and completion. Plan and schedule weekly facilities and maintenance work orders using D365 Asset Management. Monitor PM compliance and facilities maintenance performance metrics and recommend corrective actions as needed. Assist the MRO Clerk with pre‑kitting and staging of parts for planned facilities and maintenance work orders. Ensure all facility assets, systems, and equipment are accurately entered, maintained, and updated in D365. Create, update, and maintain equipment and facility asset Bills of Materials (BOMs). Request and create Purchase Orders (POs) in D365 for facilities and maintenance materials, spare parts, and contracted services in accordance with company purchasing policies and approval limits. Review, verify, and process facilities and maintenance‑related invoices, ensuring accuracy, proper coding, and alignment with approved purchase orders and completed work. Coordinate with vendors, MRO, and Accounting to resolve PO and invoice discrepancies in a timely manner. Provide weekly and monthly work order analysis and KPI reports to the Facilities Supervisor. Develop, implement, and continuously improve Preventive and Predictive Maintenance programs related to facilities, utilities, and production support systems. Support facilities and maintenance cost control through effective planning, scheduling, and efficient use of labor, materials, and services. Operate within the approved annual operating budget. Review weekly and monthly facilities maintenance KPIs and reliability metrics. Apply reliability and asset management methodologies to improve facility asset performance, availability, and lifecycle management. Monitor asset performance, investigate failures, perform root‑cause analysis, and develop corrective action plans to improve facility reliability. Identify, recommend, and implement solutions to reduce downtime related to facilities and infrastructure systems and eliminate non‑value‑added activities. Identify and support focused productivity, energy, and continuous improvement initiatives. May provide functional direction or coordination of maintenance and facilities personnel to support planned work execution. Follow and enforce all GMP requirements, safety standards, plant rules, and the Code of Ethics. Perform other duties as assigned.
