Job Requirements A minimum of 2 years of maintenance experience, preferred. High School Diploma or GED preferred. MUST provide own tools Working knowledge of plumbing, electrical, appliance repairs, and HVAC Ability to operate maintenance equipment and other equipment such as pressure washer Ability to properly clean exterior of propertywith commercial grade pressure washer Without stripping paint or casuing excesses damage Ability to lift or to move up to 75 pounds. Ability to efficiently perform job responsibilities with minimal supervision. Duties This is a part-time posotion that will require 25-30 hours of labor a week. Perform routine inspections, troubleshooting, repair, and maintenance of HVAC systems, refrigeration units, kitchen equipment, and other mechanical systems. Conduct appliance repair and installation, ensuring all devices operate safely and efficiently. Read schematics and technical manuals to diagnose issues accurately and implement effective solutions. Operate company vehicles safely to transport tools, parts, or equipment as needed for maintenance tasks. Maintain detailed records of repairs, inspections, and maintenance activities in compliance with operational standards. Assist with the repair and servicing of HVAC & appliance technology to ensure optimal performance. Support maintenance operations by managing MRO (Maintenance, Repair & Operations) supplies and tools inventory. Walk site daily and maintain level of cleanliness set by the property manager Qualifications Proven experience as a Service Technician or Maintenance Technician with a strong background in appliance repair, HVAC/R systems, refrigeration, or mechanical systems repair. Knowledge of schematics, technical manuals, and HVAC & appliance technology is essential. Mechanical knowledge with hands-on experience in equipment repair and maintenance is required such as being able to operate and troubleshoot pressure washer Remain available for "on call" duties as needed Ability to operate HVAC systems, air conditioning units, kitchen equipment, and refrigeration appliances confidently. Execute assigned work orders and report status to the Community Manager timely and efficiently Experience with maintenance procedures for mechanical systems and familiarity with HVAC & appliance installation techniques. Ensure community grounds are appropriately manicured. Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut down and remove tree limbs as needed, and perform other lawn care services as necessary. Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident's sites as needed to maintain community appearance.

$15.00 - $17.00 per hour Expected hours: 25.0 - 30.0 per week
