Position Summary Under the direction of the Community Manager and Maintenance Supervisor, the Maintenance Technician performs maintenance service requests, preventative maintenance, apartment turns, and property repairs to ensure the community remains in excellent condition. The ideal candidate is a hands-on problem solver who takes pride in quality workmanship, excellent customer service, and maintaining high community standards. Key Responsibilities

Complete resident work orders accurately, efficiently, and professionally

Diagnose and repair HVAC, plumbing, electrical, appliance, and mechanical systems

Perform preventative maintenance programs throughout the community

Assist with apartment turns, make-readies, and move-in preparations

Inspect buildings, roofs, common areas, amenities, and grounds

Troubleshoot and repair maintenance issues in occupied and vacant apartment homes

Maintain inventory, shop organization, and maintenance equipment

Ensure compliance with safety procedures, company policies, and sustainability initiatives

Support pool maintenance and community amenity upkeep

Participate in an on-call rotation for emergency maintenance services

Deliver exceptional customer service while interacting with residents, vendors, and team members

Assist in maintaining curb appeal and overall property appearance

Required Qualifications

Minimum 2 years of apartment maintenance, multifamily maintenance, residential maintenance, construction, facilities maintenance, or building maintenance experience

Strong knowledge of:

HVAC systems

Plumbing repairs

Electrical troubleshooting

Appliance repairs

Drywall and painting

Carpentry

General maintenance

HVAC Certification required

Ability to work independently and prioritize multiple projects

Reliable transportation and valid driver's license

Must provide basic maintenance hand tools

Strong work ethic, attendance record, and commitment to customer service

Ability to participate in an on-call rotation and respond to after-hours emergencies

Preferred Qualifications

Certified Pool Operator (CPO)

Experience with apartment turns and make-ready processes

Previous multifamily property management experience

Knowledge of preventive maintenance programs

Experience working with Yardi, RealPage, Entrata, or other property management software
