Job Description Responsibilities:
Perform daily and preventative maintenance for the apartment community, including appliances, plumbing, HVAC, minor electrical, gate systems, pool operations, and all amenity areas, while keeping the maintenance shop clean, organized, and properly stocked. Complete resident maintenance work orders, enter and update service requests in the database, and interact with residents in a professional, courteous manner that prioritizes customer service. Prepare vacant apartments to be rent ready through necessary repairs, touch-ups, and light cleaning as needed. Maintain all common and amenity areas—including models, clubhouse, leasing office, grounds, parking decks, compactors, weight rooms, and pools—in a clean, orderly, and safe condition. Support the Maintenance Manager by helping monitor contractor performance, adhering to budget expectations, and consistently following company policies and procedures. Present a clean, neat personal appearance in uniform, communicate clearly with residents and prospects, deliver newsletters and correspondence, and help set up, attend, and clean up resident events when requested.
Qualifications Requirements:
Bring 1-3 years of maintenance experience, preferably in apartment communities, along with strong troubleshooting skills and basic budgeting or business‑finance understanding. Hold or obtain refrigeration certification (Type II or Universal within 90 days), maintain a valid driver's license, and have reliable transportation. Use required tools and equipment while performing tasks that involve bending, kneeling, climbing ladders up to 40 feet, lifting up to 50 pounds, and pushing or pulling heavy items on wheels. Move and transport appliances between units and floors using a hand truck, sometimes up multiple flights of stairs. Handle commercial equipment such as washers, dryers, and other machines during repairs and preventative maintenance. #
