The property is a well-established building constructed in the 1970s, requiring a hands-on, proactive approach to maintaining aging building systems, individual apartments, common areas, and exterior grounds. The Maintenance Technician will respond to resident work orders, perform preventive maintenance, complete apartment turnovers, troubleshoot building systems, and address routine plumbing, electrical, HVAC, carpentry, appliance, drywall, painting, and general maintenance needs. The position also assists with maintaining a safe, clean, comfortable, and accessible environment for residents. Because this property serves a senior and disabled population, the Maintenance Technician should demonstrate patience, professionalism, respect, and strong communication skills when interacting with residents. The position requires the ability to prioritize maintenance requests, respond appropriately to emergencies, maintain accurate work-order records, and recognize conditions that may affect resident safety or the operation of the property. The ideal candidate is dependable, mechanically inclined, comfortable working independently, and experienced in maintaining older residential buildings. A strong understanding of preventive maintenance and the ability to identify potential problems before they become costly repairs are important to the success of this position. Duties Respond to requests for service; troubleshoot and identify cost effective solutions Perform preventive maintenance duties Perform repairs to building structures and associated mechanical systems Perform routine maintenance in vacant apartments to prepare them for rental. Provide building and equipment maintenance service to clients of Cardinal Capital Management Assist site staff in execution of similar duties at their assigned properties Maintain adequate supply and repair part inventories at assigned properties. Respond to emergency service requests at all assigned properties on a rotating on-call basis.
