$20-$26 per hour, based on experience

Flexible, Monday through Friday, generally late morning through 4:30/5:00 PM, with some potential weekend availability

In person Position Summary Our company is seeking a skilled, dependable, and organized Maintenance Technician to support the upkeep and day-to-day functionality of our residential properties. This position combines hands-on property maintenance with logistics oversight, vendor coordination, inventory management, and support of the maintenance team. The ideal candidate will have working knowledge of HVAC, carpentry, electrical, plumbing, and general repairs, along with experience or familiarity with inventory management, and coordinating maintenance projects across multiple properties. This position is structured initially as a 1099 independent contractor role averaging approximately 30 hours per week, with the opportunity to grow into a full-time position as responsibilities and operational needs expand. The schedule offers flexibility, with typical working hours falling between late morning and approximately 4:30-5:00 PM, Monday through Friday. Some weekend availability may occasionally be needed for property needs, projects, emergencies, or urgent maintenance issues. Key ResponsibilitiesProperty Maintenance Perform routine, preventative, and emergency maintenance on building systems, including HVAC, electrical, plumbing, carpentry, and general repairs. Conduct property inspections to proactively identify maintenance and repair needs. Coordinate and assist with maintenance work across multiple residential properties. Troubleshoot maintenance issues and determine whether work should be completed in-house or assigned to a specialized contractor. Help ensure maintenance work is completed safely and in accordance with applicable building codes and regulations. Maintain clean, organized, and functional work areas, storage spaces, and job sites. Vendor & Contractor Coordination Schedule, coordinate, and oversee third-party vendors and contractors for specialized services, including landscaping, roofing, pest control, major repairs, and other property services. Monitor vendor performance to help ensure quality work, timely completion, and adherence to approved budgets. Assist with reviewing vendor proposals, service agreements, and project scopes. Maintain organized records of approved vendors, completed work, and service history for each property. Team Coordination & Leadership Provide direction and coordination for maintenance and custodial team members as needed. Assist with assigning and prioritizing daily maintenance tasks and work orders. Promote proper safety procedures and efficient work practices. Support the onboarding and training of new maintenance team members. Communicate regularly with property management regarding maintenance priorities, project progress, and outstanding issues. Logistics & Inventory Management Maintain inventory of tools, equipment, supplies, and maintenance materials across job sites and storage areas. Keep storage and stock areas clean, organized, secure, and functional. Monitor supply levels and coordinate purchasing or reordering to ensure commonly used materials are available when needed. Track tools and equipment to reduce loss and improve accountability. Maintain accurate inventory and maintenance records using systems such as AppFolio, Google Sheets, and other digital tracking tools. Tenant & Operations Support Respond promptly, professionally, and respectfully to tenant maintenance requests. Coordinate unit turns, renovations, inspections, and other property projects with the property management team. Maintain accurate records of maintenance activities, work orders, repairs, and service calls. Communicate maintenance timelines and updates to management, tenants, vendors, and team members as appropriate. Assist with other property operations and logistics needs as they arise. Qualifications High school diploma or GED required; vocational training or trade certification preferred. Must successfully pass a criminal background check. 2-5 years of hands-on maintenance experience in property management, construction, facilities maintenance, or a similar environment preferred. Previous experience coordinating or providing direction to maintenance staff or contractors is preferred. Working knowledge of HVAC, plumbing, electrical, carpentry, and general property repairs. Ability to troubleshoot maintenance issues and determine appropriate solutions. Experience working with third-party vendors and contractors. Familiarity with inventory management. Comfortable using property management and tracking software such as AppFolio, Google Sheets, Yardi, CMMS systems, or similar platforms. Excellent organizational, problem-solving, and time-management skills. Strong customer service and communication skills, with the ability to interact clearly, professionally, and respectfully with tenants, vendors, contractors, and team members. Ability to work independently, prioritize competing needs, and follow through on projects. Preferred Qualifications
EPA HVAC
certification. OSHA 10 or OSHA 30 certification. Valid driver's license with a clean driving record. Experience managing inventory, tools, equipment, or vehicle logs using digital systems or spreadsheets. Previous experience working with residential or commercial rental properties. Working Conditions Must be able to lift up to 50 lbs. and perform physically demanding maintenance tasks. Must be comfortable working indoors and outdoors in varying weather conditions. Must be comfortable working in small or confined spaces and around tools, machinery, and building equipment. Requires travel between properties, vendors, and supply locations as needed; reliable transportation is required. Some evening or weekend availability may occasionally be required for urgent maintenance issues, emergencies, projects, or operational needs.
Compensation & Opportunity Pay Range:
$20-$26 per hour, based on experience and qualifications. This position will begin as a 1099 independent contractor role averaging approximately 30 hours per week. There is potential for the position to transition into a full-time role based on performance, company needs, and the growth of the position.
