This role responds to work orders, performs repairs, prepares units for occupancy, and helps maintain safe, clean, and well-maintained properties for our residents and team members. The ideal candidate has a mechanical aptitude, enjoys hands-on problem-solving, takes pride in quality workmanship, and provides friendly, dependable customer service. This position plays an important role in maintaining quality housing and creating a positive experience for our residents. Essential Duties and Responsibilities General Maintenance & Repairs Respond to and complete maintenance work orders in a timely, professional, and customer-focused manner. Diagnose and perform general maintenance, repairs, and troubleshooting throughout residential properties, coordinating with contractors and vendors when specialized services are required. Perform routine repairs and preventative maintenance in occupied and vacant residential units while ensuring all work is completed safely and in compliance with applicable building codes and standards. Conduct routine inspections of properties, building systems, equipment, and common areas to identify maintenance needs, address safety concerns, and help preserve Company assets. Document inspections, maintenance activities, and completed repairs accurately and timely. Unit Turns & Renovations Prepare vacant units for new residents by completing repairs, painting, coordinating cleaning, and performing general turnover activities. Assist with renovation projects and property improvements as needed. Coordinate with contractors and vendors to support timely completion of specialized work. Property & Grounds Maintenance Maintain common areas, exterior grounds, parking areas, walkways, and building exteriors to ensure properties remain safe, clean, and welcoming. Assist with seasonal maintenance activities, including snow removal, ice control, gutter cleaning, and landscaping support. Safety & Compliance Follow all Company safety policies, procedures, and best practices. Properly use, maintain, and care for tools, equipment, vehicles, and personal protective equipment. Maintain compliance with applicable OSHA regulations, building codes, and Company standards. Promptly report unsafe conditions, accidents, property hazards, or maintenance concerns. Qualifications Required Qualifications High school diploma or equivalent. Minimum of two years of general maintenance, construction, facilities maintenance, or property maintenance experience. Strong mechanical aptitude and ability to independently diagnose and troubleshoot maintenance issues. Valid driver's license and reliable transportation. Ability to read, understand, and complete work orders and maintenance documentation. Strong communication and customer service skills. Preferred Qualifications Experience in residential property management, apartment maintenance, or similar environments. Experience operating general maintenance tools and equipment. Physical Requirements Frequently lift, carry, push, and pull up to 50 pounds; occasionally lift up to 75 pounds with assistance. Ability to stand, walk, bend, kneel, crouch, climb ladders, and work in confined spaces for extended periods. Ability to work indoors and outdoors in varying weather conditions. Ability to safely operate hand tools, power tools, and maintenance equipment. Schedule Full-time position. Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evenings, weekends, holidays, and on-call responsibilities may be required.
