Property Details The Reserve at Saluki Pointe Off-Campus student housing complex Job Overview We are seeking a proactive and skilled Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for ensuring the optimal operation and maintenance of mechanical, electrical, and appliance systems across our facilities. Your expertise will help maintain a safe, efficient, and comfortable environment for all staff and visitors. This position offers an exciting opportunity to apply your technical knowledge and problem-solving skills in a fast-paced setting, contributing directly to the seamless operation of our organization. Duties Maintenance Request Response
  • Respond promptly to resident maintenance requests and service calls within established timelines, including completing routine requests within 48 hours whenever possible.
  • Communicate professionally with residents regarding maintenance issues, repair updates, and service completion status.
  • Ensure all maintenance concerns are addressed efficiently to support resident satisfaction and property standards. Routine Repairs & Preventative Maintenance
  • Perform routine maintenance and repair work including plumbing, electrical, HVAC, carpentry, painting, appliance repairs, and general facility upkeep.
  • Conduct preventative maintenance activities on building systems, residential units, common areas, and property equipment to minimize operational disruptions.
  • Assist in maintaining the overall cleanliness, functionality, and appearance of the student housing community. Property Inspections & Quality Checks
  • Assist with routine property inspections, unit walkthroughs, and safety assessments to identify maintenance concerns and repair needs.
  • Inspect vacant units before move-ins and after move-outs to ensure readiness and compliance with property standards.
  • Report damages, safety hazards, and maintenance issues to supervisors for corrective action. Emergency Maintenance Response
  • Respond to emergency maintenance situations including plumbing leaks, electrical issues, HVAC failures, safety hazards, and after-hours service calls.
  • Take immediate corrective actions to minimize damage, ensure resident safety, and restore operational functionality.
  • Coordinate with supervisors and external vendors during major emergencies or specialized repair situations. Work Order Management & Documentation
  • Accurately document completed repairs, maintenance activities, materials used, and service updates within the maintenance portal or property management system.
  • Maintain organized records of work orders, inspections, and repair activities to support operational reporting and compliance requirements.
  • Ensure all maintenance tasks are completed according to company procedures and quality standards. Safety & Compliance
  • Follow OSHA guidelines, safety regulations, and property maintenance procedures while performing all maintenance tasks.
  • Utilize proper tools, equipment, and protective gear to maintain a safe work environment for residents and staff.
  • Report unsafe conditions, accidents, or compliance concerns immediately to supervisors. Equipment & Inventory Support
  • Assist with monitoring maintenance inventory, tools, equipment, and repair supplies to ensure availability for daily operations.
  • Properly maintain and store maintenance tools and equipment to ensure operational readiness and workplace safety.
  • Support cost-effective use of materials and maintenance resources. Team Collaboration & Resident Service
  • Collaborate with maintenance supervisors, property management staff, vendors, and housekeeping teams to ensure smooth property operations.
  • Provide professional and courteous customer service while working within occupied student housing environments.
  • Support the creation of a safe, clean, and comfortable living experience for all residents. Desired Skills & Qualifications
  • Technical knowledge of plumbing, electrical, and HVAC systems.
  • Problem-solving skills.
  • Ability to work independently and efficiently. Common Expectations

  • Be available for emergency calls during peak housing periods.
