Riverside Maintenance is our in-house maintenance, facilities, and environmental services division — the team that keeps every property we manage safe, well-maintained, and performing at its best. We're looking for a reliable, hands-on Maintenance Technician to join that team. The Maintenance Technician keeps Riverside Management's apartment communities, single-family homes, and commercial properties safe, functional, and well-maintained. You'll handle the full range of day-to-day repair and preventative maintenance work — plumbing, electrical, carpentry, painting, appliances, and grounds — complete apartment turnovers so vacant units are ready fast, and represent Riverside professionally in every interaction with residents, vendors, and coworkers. This is a hands-on, in-the-field role: most of your week is spent working directly on properties, not behind a desk. Duties General Maintenance Operations Diagnose, troubleshoot, and complete routine maintenance and repair requests (work orders) in a timely, safe, and professional manner. Accurately document work performed, materials used, and labor hours on every work order. Inspect and maintain apartments, common areas, offices, grounds, mechanical systems, and property equipment. Perform preventative maintenance according to established schedules and company standards. Complete apartment turnover ("make-ready") work — inspection, repairs, painting, fixture replacement, appliance checks, and final quality inspection — so vacant units are ready for new residents quickly. Identify issues that require an outside contractor and communicate recommendations to your supervisor. Coordinate vendor access, deliveries, and inspections as directed. Maintain inventory of maintenance supplies, parts, and equipment, and flag replenishment needs. Keep maintenance shops, storage areas, vehicles, and workspaces clean, organized, and safe. Respond to maintenance emergencies during scheduled on-call rotations, including some after-hours, weekend, and holiday coverage.

Building Systems & Trade Skills Plumbing:

repair leaks, clogged drains, fixtures, disposals, toilets, faucets, and water heaters; perform minor pipe repairs and replacements.

Electrical:

replace switches, outlets, breakers, fixtures, and bulbs within your training/licensing; troubleshoot minor issues and flag unsafe conditions.

Carpentry:

repair and install doors, cabinets, shelving, drywall, trim, flooring, and fences.

Painting & Surface Repair:

prepare and paint interior and exterior surfaces; patch drywall and address cosmetic damage.

Appliance & Equipment:

inspect, troubleshoot, and repair appliances and mechanical equipment as your training allows; keep tools and equipment in safe working condition.

Grounds Maintenance:

keep grounds, parking areas, sidewalks, and common areas clean and safe; assist with seasonal work such as snow removal, salting, and gutter cleaning. Safety Responsibilities Follow all company safety procedures, OSHA regulations, and applicable local codes. Properly use personal protective equipment (PPE) and safety devices. Immediately report unsafe conditions, accidents, injuries, and property damage. Safely handle maintenance materials, chemicals, tools, and equipment per manufacturer instructions and safety data sheets. Participate in required safety meetings and training programs. Customer Service & Professionalism Maintain professional, respectful, and courteous interactions with residents, vendors, coworkers, and guests. Respond to resident concerns promptly and professionally. Maintain confidentiality of resident, tenant, and company information. Administrative Maintain accurate maintenance logs, work orders, inspection records, and inventory records. Use company software and mobile applications reporting systems as required. Qualifications Education & Experience High school diploma or GED. 5+ year of general maintenance, apartment maintenance, facilities maintenance, construction, or building trades experience preferred; equivalent combinations of education, training, and experience will be considered. Skills & Knowledge Working knowledge of plumbing, electrical, carpentry, painting, appliance repair, and general building maintenance. Ability to safely use hand tools, power tools, ladders, testing equipment, and maintenance machinery. Ability to read work orders, safety instructions, operating manuals, and basic technical documents. Strong organizational and time-management skills; ability to prioritize multiple assignments and respond to urgent situations. Ability to work independently with limited supervision. Effective verbal and written communication skills. Basic computer and mobile device proficiency a must (for work-order apps and email). Certifications & Licenses Valid driver's license and an insurable driving record. Must provide your own basic hand tools, or be willing to obtain them. HVAC certification, EPA (Section 608) certification, CPO certification, or other trade licenses are preferred but not required unless specifically mandated by local law or property requirements. Physical Requirements Regular standing, walking, bending, kneeling, crouching, climbing, reaching, pushing, pulling, and lifting. Ability to lift up to 100 lbs; per company safety guidance, loads over 50 lbs require a second person or mechanical aid, and unassisted lifts over 150 lbs are not permitted. Comfortable working on ladders or elevated surfaces, indoors and outdoors, in varying weather conditions. Ability to drive to and from job sites with a reliable vehicle.
