About the
Role:
The Maintenance Tech I plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine maintenance tasks, troubleshooting issues, and executing repairs to uphold property standards and tenant satisfaction. The role requires a proactive approach to identifying potential maintenance problems before they escalate, thereby minimizing downtime and costly repairs. The Maintenance Tech I collaborates closely with property management teams to prioritize work orders and maintain compliance with safety regulations. Ultimately, this position contributes to the overall operational efficiency and value preservation of the properties managed by the organization.
Minimum Qualifications:
High school diploma or equivalent. Basic knowledge of electrical, plumbing, HVAC, and general building maintenance. Valid driver's license and reliable transportation. Ability to read and interpret technical manuals, blueprints, and safety guidelines. Physical ability to perform manual labor, including lifting, climbing, and working in confined spaces.
Preferred Qualifications:
Certification or training in HVAC, electrical, or plumbing trades. Experience working in property maintenance or a related field within real estate or rental industries. Familiarity with computerized maintenance management systems (CMMS). Knowledge of local building codes and safety regulations. Strong problem-solving skills and the ability to work independently or as part of a team.
Responsibilities:
Perform routine inspections and preventive maintenance on building systems including HVAC, plumbing, electrical, and structural components. Respond promptly to maintenance requests and emergency repairs to ensure tenant safety and comfort. Diagnose and troubleshoot mechanical, electrical, and plumbing issues, implementing effective solutions. Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment. Collaborate with property management and vendors to coordinate larger repair projects and ensure compliance with safety codes and regulations.

The required skills enable the Maintenance Tech I to effectively perform daily inspections, repairs, and preventive maintenance tasks, ensuring all property systems operate efficiently and safely. Proficiency in troubleshooting allows the technician to quickly identify issues and implement solutions, minimizing disruption to tenants. Communication skills are essential for coordinating with property managers, vendors, and tenants to prioritize and complete work orders. Familiarity with technical documentation and safety standards ensures compliance and reduces risk during maintenance activities. Preferred skills such as certification and experience with maintenance software enhance the technician's ability to manage work efficiently and contribute to long-term property upkeep.
