This position conducts site inspections, manages and prioritizes work orders, and oversees vendors and contractors, from issuing RFPs to ensuring work meets specifications and safety standards. Technical duties include routine electrical, plumbing, carpentry, and HVAC repairs, life-safety testing, restarting systems after outages, and responding to tenant concerns and on-call emergencies. The role also covers seasonal and grounds upkeep and general building support. On the administrative side, the Lead Facility Technician helps develop the annual management plan and operating budget, reviews monthly financials, approves expenditures per company policy, and maintains property records, all with the goal of protecting the physical asset and maximizing returns. Responsibilities Property Management
- Conduct formal interior and exterior site inspections and maintain a regular on-site presence.
- Manage and prioritize work orders.
- Manage vendors, including issuing RFPs and overseeing ongoing performance.
- Maintain the physical asset and maximize returns in line with company objectives. Technical
- Perform routine electrical, plumbing, carpentry, and HVAC repairs, including outlets, faucets, toilets, lighting, and ballasts.
- Schedule and oversee outside contractors for major repairs (HVAC, electrical, elevators, roofing, kitchen equipment).
- Test fire alarms, extinguishers, and emergency/exit lighting and prepare reports.
- Restart building systems after power outages.
- Respond to tenant concerns and on-call emergencies, including weekends.
- Handle seasonal and grounds upkeep: snow and ice removal, roof drains, trash, and parking lot cleanup.
- Move and assemble furniture, repair locks, and have keys made. Activities
- Supervise contractors and ensure work meets specifications and safety regulations.
- Recommend repairs and replacements.
- Help develop the annual management plan and operating budget; review monthly financial reports.
- Approve invoices, payroll, and expenditures per company policy.
- Maintain property files and records. Relationships Reports to the Regional Property Manager. Works closely with Facility Technicians, Property Managers, Brokerage staff, the Executive team, and vendors and suppliers. Education/Experience/Skills
- High school diploma.
- 2-5 years of building maintenance experience.
- Working knowledge of electrical, plumbing, and HVAC repair and maintenance.
- Proficient in Microsoft Office and basic computer functions.
- Strong troubleshooting, organizational, interpersonal, and customer service skills.
- Discretion and sound judgment; position has access to all areas of the facility and some confidential information.
- Valid driver's license with a good driving record.
- U.S. citizenship required.
- Ability to pass a government background investigation and obtain required facility badging.
- Disciplined, reliable, and responsible.
Working Conditions Environmental:
Work is periodically performed outdoors in inclement weather, with exposure to water, dust, dirt, grease, paint fumes, chemicals, and equipment noise and vibration.
Physical:
Frequent lifting of up to 25 lbs, less frequently up to 50 lbs, and occasionally up to 100 lbs with assistance. Must be able to bend, kneel, crouch, reach, climb, walk, and run, including climbing extension ladders, accessing flat and pitched roofs, walking on uneven surfaces, and responding quickly to emergencies such as ruptured water lines.
Driving:
Must be able to drive a truck or service van and at times pull a trailer. Hours Monday-Friday, 7:30 a.m
