Apartment Maintenance Floating Technician

Job Description

Position Summary The Maintenance Technician is responsible for executing maintenance operations, completing unit turns, and delivering high-quality resident service across Clover communities. This role ensures all units are rent-ready, systems are fully functional, and resident requests are handled promptly in alignment with Clover's concierge-level service standards. Maintenance Technician is required to provide his/her own tools and Clover will not be responsible for any lost, stolen, or damaged tools. Core Responsibilities Service Request Execution Complete all assigned Service Requests on a first come/first served basis within required service timelines Prioritize emergency requests and respond as required (See Exhibit B) Document all work with detailed notes, photos, and updates Communicate issues or delays immediately to the resident and Community Manager Unit Turn Execution Complete unit turns within established timelines and standards in compliance with the Clover Unit Turn Workflow (Exhibit A) Coordinate with Community Manager for vendor scheduling Notify office of vendor needs Perform inspections, repairs, approve punch checklists, and final quality checks Ensure units are fully rent-ready and presentable meeting Clover standards with no visible damage or unfinished work and all systems fully functional. Preventative Maintenance Perform routine inspections of building systems Identify and address maintenance risks proactively Vendor Coordination Assist with vendor access and scheduling Inspect vendor work and confirm completion quality Complete the Service Request. Service Requests are not to be completed until verification of completion of work. Resident Experience Provide courteous, professional service in occupied units Maintain clean and respectful work areas Support Clover's concierge-level service model Compliance & Safety Follow company safety protocols and regulatory requirements Address safety concerns immediately Emergency Maintenance Calls Comply with Emergency Maintenance Guidelines Report issues and concerns immediately to Community Manager Snow Removal Comply with Snow Removal Guidelines Report snow and ice issues and concerns immediately to
Community Manager Qualifications:
Able to travel to other Indiana communities HVAC experience and certifications preferred Knowledge of plumbing, appliance, electrical, and carpentry repairs On-call duty and weekend work are required to perform on-call services Must have valid driver's license and reliable transportation Must be able to pass a criminal background check Must be able to work with moderate to minimal direct supervision Jo b
