Lead Maintenance Technician/Property Manager The Maintenance Technician keeps our communities safe, clean, and in excellent repair. This role completes service requests, turns vacant apartments, performs preventive maintenance, and cares for the grounds and common areas, all while keeping costs within budget. Responsibilities Service & Repairs Categorize, prioritize, and complete service requests within 24 hours, and inform the Property Manager of any delays. Respond to after-hours maintenance emergencies promptly. Perform plumbing, carpentry, minor electrical, appliance, and HVAC repairs (including charging A/C units and replacing fan motors). Change door locks and maintain a secure system for all keys, openers, and master keys. Make-Readies & Preventive Maintenance Inspect move-outs to identify damages and needed contractor work. Prepare vacant apartments for new residents, including painting, punch work, and cleaning. Perform and log preventive maintenance such as filter changes, smoke detector checks, and coil cleaning. Complete interior and exterior painting. Grounds & Common Areas Monitor grounds and common areas daily, including laundry rooms, clubhouse, dumpsters, and hallways. Clean the pool, deck, and furniture, and maintain pool chemicals. Complete landscaping duties such as mowing, trimming, watering, planting, and mulching. Remove snow from sidewalks and walkways, and remove trash from vacant units. Inventory & Budget Maintain inventory of maintenance supplies and parts, including appliances, equipment, and blinds. Take responsibility for community-owned tools, equipment, and supplies. Help keep maintenance costs within budget, assist with obtaining contractor bids, and schedule contract work. Recommend capital improvements and outside contract work to the Property Manager. Maintain community grounds, common areas, and pool (if applicable) Qualifications At least 1 year of on-site property maintenance experience. Skilled in the safe use of hand tools, power tools, ladders, and testing meters. Working knowledge of plumbing, carpentry, electrical, appliance, and HVAC repair. Must provide own tools and transportation. Valid driver's license and automobile insurance. SCHEDULE & TRAVEL
Full-time, at least 40 hours per week, in person. Must participate in the on-call rotation, including weekends, for maintenance emergencies.
