Job Description
Innovation Management Group is seeking a dedicated Maintenance Technician to join our dynamic and hardworking team. This full-time position offers competitive pay within the range of $18 to $29 per hour, commensurate with experience. Duties and Responsibilities (Include but not limited to): Effectively handle tenant service requests. Conduct a daily inspection of all common areas within the property. Perform corrective and preventive maintenance including but not limited to: drywall repairs, basic plumbing, lock repair and replacement, install/repair window coverings, HVAC repairs, caulking, and painting. Replace exterior and interior light fixtures and bulbs. Conduct regular inspections of all vacant units; ensuring seasonal settings on all electrical and heating components including water heaters, heating and cooling systems, furnaces and windows are working properly and at the correct temperature On a weekly and seasonal basis assess grounds and landscaping. Sidewalk and parking lot snow removal and salt. Perform On-Call emergency service. Coordinate and communicate with contractors and vendors. Notify Maintenance Coordinator, Property Manager, On-Site Manager, and Developer of major repairs and capital improvement items. Promote good public relations with tenants, co-workers, and company staff through great people attitude and tenant trust. Always display a friendly and courteous attitude towards everyone you meet. Assist with other types of maintenance at the direction of Maintenance Coordinator, Property Manager, On-Site Manager, or Developer. Check riser rooms daily. Clean exterior areas including but not limited to: breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters, sidewalks. Keep grounds and common areas free of trash, debris, and pet waste. Assist in construction demolition and renovation at various properties as needed. Perform other duties as assigned.
Essential Skills and Experience:
Must have 1+ years of maintenance experience Must be organized, reliable, self-motivated and courteous Must be able to work well with others as well as on their own Must be organized, have an attention to detail, perform multiple projects, and the ability to prioritize Must be able to work with a smartphone and computer for work order entry, texting, etc. Maintain a professional image Must have excellent written and verbal communication skills and the ability to provide pleasant customer service. Must also be able to provide direct, clear and professional communication with customers, co-workers, supervisors, and othersNon-Essential Skills and Experience:
Experience in multifamily residential building maintenance Working knowledge of HVAC systems and household appliancesMinimum Qualifications Required:
Must be authorized to work in the United States, without visa sponsorship High school education and/or technical skills training preferred Ability to work weekends Must have a valid driver's license and good driving record Must be able to pass a criminal background check Personal vehicle to perform some job duties and travel Must be able to climb up and down stairs with ease and lift and carry objects up to 50 pounds. Must be able to regularly engage in repetitive bending, turning, twisting, kneeling, squatting,crawling, climbing, pushing, pulling, reaching out, reaching up, grasping and pinching.
