Job Description
We are looking for a Maintenance Technician to undertake the responsibility to preserve and improve the good condition and functionality of our apartment community. You will perform maintenance tasks of great variety such as painting, make readys, general repairs, grounds, cleaning, etc. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines.
Repair electrical, plumbing, toilets, windows, screens, doors, drywall, appliances. Flush, repair and replace hot water tanks. Clean main lobby and laundry room daily, clean entrance halls weekly. Vacuum and/or mop hallways, entrances, office, public restrooms, and common areas several times weekly. Stock supplies in public restrooms.
Pick up trash inside and outside. Order maintenance supplies and replacement parts when necessary. Put out trash and recycle bins. Maintain seasonal operations including mowing lawns,mulching, trimming, planting, snow and ice removal, playground, and pool (if applicable). Assist in obtaining bids on major repair and replacement projects. Maintain equipment inventory. Perform preventative maintenance as assigned for specific property. After Hours and emergency calls - reporting all after hours and emergency calls to the Property Manager. Available for weekend calls. Building relationships with residents to ensure they feel comfortable. Communicating all happenings in a timely matter. Other duties as assigned.
Essential Duties:
Clean apartments after move-out. Repair and paint ceilings, walls, trim, wash windows and rugs, clean and inspect appliances. Prepare for move-in of new residents. Prioritize and respond to work orders called in, filed by residents, or found during inspections.
