Full-Time Position Summary:
Hands-on, reliable Maintenance Technician to support daily operations at a Class B/C multifamily community. This role is critical to maintaining the safety, functionality, and livability of the property, with a strong focus on timely repairs, resident satisfaction, and cost-effective upkeep. The ideal candidate is a self-starter with broad maintenance skills, experience working on aging systems, and the ability to work both independently and as part of a team.
Key Responsibilities:
General Maintenance & Repairs:
Complete resident work orders and maintenance requests across a wide range of issues (plumbing, HVAC, electrical, carpentry, etc.). Repair and maintain older building systems and appliances, often with creative, cost-effective solutions. Perform unit turns including patching, painting, flooring repairs, fixture replacements, and deep cleaning. Troubleshoot recurring or complex issues common in aging properties.
Preventative & Reactive Maintenance:
Conduct routine inspections of units and building systems to identify maintenance needs. Prioritize and execute both scheduled maintenance and urgent repairs to minimize downtime and resident disruption. Maintain records of all work performed.
Customer Service & Resident Interaction:
Engage professionally and respectfully with residents while responding to maintenance needs. Ensure resident concerns are addressed promptly, thoroughly, and with follow-up as needed. Maintain a visible and approachable presence on the property.
Emergency & On-Call Responsibilities:
Participate in an on-call rotation for after-hours emergencies (nights/weekends). Respond quickly and competently to urgent issues such as leaks, heating failures, or electrical outages.
Grounds & Exterior Maintenance:
Support upkeep of property exteriors, common areas, and grounds including trash removal, seasonal landscaping, light snow/ice removal, and fence or walkway repairs. Ensure the property remains clean, safe, and visually appealing.
Qualifications:
High school diploma or equivalent required. Minimum 2 years of general maintenance experience in multifamily or commercial real estate. Experience with older HVAC, plumbing, and electrical systems (Class B/C properties). Ability to diagnose issues and make quality repairs with limited resources or outdated systems. Strong problem-solving and time management skills. Must be able to lift up to 50 lbs., climb ladders, and work in confined spaces or all weather conditions.
Preferred Certifications:
EPA HVAC
Certification (Type I, II, or Universal) Certified Pool Operator (CPO) - if property has a pool OSHA 10/30 or other safety-related training (preferred, not required)
Work Schedule:
Full-time, Monday-Friday with rotating on-call shifts. Occasional overtime may be required for emergencies or turnovers.
