Job Description
Job Summary:
The Maintenance Technician oversees the day-to-day maintenance and cleanliness of this 262-unit complex. Built in the late 1970s, this community offers a mix of townhomes and garden-style condos. The development features on-site amenities, including a swimming pool, clubhouse, and tennis courts. You will take pride in maintaining a clean, safe, and functional living environment for residents while being proactive in identifying and addressing maintenance needs. Reporting to the Regional Property Manager and working with the on-site property manager.Key Responsibilities:
- Must be CPO_Pool Certified
- Daily Routine Inspections & Cleaning
- Clean and maintain trash/recycling areas; monitor overflows or illegal dumping.
- Ensure front entrance, walkways, and common areas are free of debris, snow, or Hazards. Light repair of concrete pavers stairs & walkways.
- Check all exterior and common area doors for proper function and cleanliness.
- Inspect interior and exterior lighting daily; replace bulbs or report outages as needed.
- Confirm irrigation are operating properly (seasonally, as applicable)
General Maintenance:
- Meet with vendors.
- Perform basic plumbing, electrical, and carpentry repairs (e.g., leaky faucets, faulty outlets, loose handrails)
- Address minor HVAC issues or coordinate service with contractors
- Monitor boilers, pumps, and other building mechanical systems
- Maintain cleanliness and functionality of common areas (lobbies, hallways, elevators, etc.)
- Weekly water meter readings property-wide.
- Empty outside trash containers and refill dog litter bags.
- Pick up trash or sticks/branches around property and driveways.
- Seal garage holes for rodents as needed.
- Light painting where necessary.
- Weekly maintenance report
- Maintenance of Golf cart used for maintenance.
- Deliver packages left at the clubhouse.
Seasonal Duties:
- Salting of walkways and stairs as needed in winter
- Pool Maintenance Certification required. Get pool ready for opening and maintaining chemical balances in pools, adjusting water levels when needed.
- Outdoor cleanup and landscape support during spring/summer/fall
- Power wash decks and buildings
- Assist with seasonal system start-ups/shutdowns (e.g., irrigation, AC) replacing sprinkler heads. Monitor & replace throughout the year.
- Monitor gutters and downspouts.
Emergency & Safety Monitoring:
- Respond to urgent maintenance calls in a timely and professional manner
- Monitor fire alarms, extinguishers, sprinkler heads, and emergency lighting for compliance and function
- Maintain logs of inspections, repairs, and supply inventories Resident & Vendor Interaction
- Politely respond to resident requests or complaints regarding maintenance issues
- Escort or coordinate access for contractors or inspectors as directed Other Duties as Assigned
- Report observed violations or safety hazards to management
- Assist with move-in/move-out coordination (e.g., elevator padding, damage checks)
- Track and submit maintenance supply needs and expenses
Qualifications:
- High school diploma or GED required
- 3+ years' experience in property/building maintenance or a related field preferred
- Basic knowledge of plumbing, electrical, HVAC, and carpentry
- Ability to lift 50+ lbs. and perform physical labor, including climbing ladders and stairs
- Strong organizational and time-management skills
- Ability to work independently with minimal supervision
- Good communication and customer service skills
- Familiarity with building codes and safety procedures
- Valid driver's license and reliable transportation preferred
Working Conditions:
- Regular exposure to indoor and outdoor environments
- On-call availability for after-hours and weekend emergencies may be required
- Use of hand tools and power equipment
