Job Summary:

The Maintenance Technician reports to the Director of Maintenance and is responsible for maintenance and housekeeping functions within a community. The Maintenance Technician is responsible for overseeing the housekeeping team, as well as performing specific maintenance tasks as assigned by the Director of Maintenance or Executive Director. Responsibilities include apartment turns, cleaning, landscaping, and painting. Additional responsibilities include proper communication, direction and coordination of people and tasks to accomplish repairs and alterations to buildings and equipment systems. The Maintenance Tech will promote a sense of well-being and aesthetic appeal for residents and staff. •

Some Weekend Days Required Essential Functions:

The following essential functions are normal for this position. This list is not to be construed as exclusive or all inclusive. Other duties may be required and assigned. Perform routine maintenance and repair on the community equipment and document hazardous conditions and equipment. Follow all established safety procedures and precautions when performing maintenance service. Maintain grounds and community in good repair ensuring a safe, clean and orderly environment. Replace burned out light bulbs., exit lights, overhead lights, room call lights, etc. Report all incidents / accidents in writing no matter how minor to a supervisor. Establish and follow preventative maintenance schedules. Ensure maintenance supplies have been replenished in work areas as necessary. Perform unscheduled maintenance tasks as directed. Attend and participate in in-service education classes and staff meetings as scheduled. Maintain confidentiality of all pertinent resident care information to assure resident rights are protected. Ability to use a work order system. Manage/direct/lead maintenance and housekeeping associates. Move heavy furniture, boxes, and equipment. Perform additional assigned duties at the direction of the Maintenance Director or Executive Director.

Required Education and Experience:

High School Diploma or G.E.D. Required 1-2 years of management experience preferred

Physical and Sensory Qualifications:

Must be able to move intermittently throughout the work day. Physically able to push and pull, equipment and furnishings. Must be able to cope with the mental and emotional stress of the position. Must possess sight, hearing senses, or uses prosthesis that will enable these senses to function adequately so that the requirements of this position can be fully met. Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents, personnel, and support agencies. Must be in good general health and demonstrate emotional stability. Must be able to relate to the work with ill, disabled, elderly, emotionally upset, and, at times, hostile people within the community. Physically able to move at least 25 lbs. without assistance. May be required to lift, push, pull and move equipment, supplies, etc. Physically able to bend, reach and work in small areas. Physical stamina and ability to assist residents as needed and in emergencies.

Environmental Adaptability:

Works primarily indoor in a climate controlled setting Possible exposure to wet or humid conditions, extreme cold or extreme heat (non-weather) Possible exposure to outdoor weather conditions such as extreme cold or heat Possible exposure to moving mechanical parts and risk of electrical shock Possible exposure to chemicals as identified in the MSDS Manual Continuous exposure to clients and/or family members who may be under stress
