POSITION SUMMARY
The Wellesley Housing Authority seeks qualified candidates for the full-time position of Maintenance Mechanic. Under the supervision of the Maintenance Supervisor, this position performs maintenance and repair work on Housing Authority buildings, grounds, equipment, and dwelling units. Duties require practical skills in a variety of trades, including plumbing, electrical, carpentry, painting, appliance repair, landscaping, and snow removal. Responsibilities include maintenance and repairs to doors, locks, windows, cabinetry, flooring, and other building components, as well as plumbing and light electrical work that does not require a licensed tradesperson. The position also performs grounds maintenance, landscaping, plowing, and other seasonal property maintenance functions across Wellesley Housing Authority properties.
PRIMARY RESPONSIBILITIES
Prepare vacant units for occupancy, including repairs, patching, painting, cleaning floors, cleaning appliances, and cleaning bathrooms. Perform plumbing repairs to fixtures and pipes, including toilets, sinks, drains, faucets, valves, and shutoffs, when the work does not require a licensed plumber. Perform minor electrical repairs and troubleshooting that do not require a licensed electrician, including switches, outlets, lighting fixtures, and appliance components. Repair and maintain windows, doors, doorframes, locks, screens, cabinetry, shelving, stairs, flooring, and other common building components. Perform plastering, painting, minor masonry, carpentry, and general building repairs. Perform appliance maintenance and minor repairs to ranges, refrigerators, and other dwelling equipment. Monitor and assist with the routine maintenance of HVAC and mechanical systems. Complete preventive maintenance inspections and identify needed repairs to buildings, units, grounds, and equipment. Perform groundskeeping and landscaping, including mowing, trimming, planting, raking, clearing brush, and maintaining walkways and exterior areas. Perform snow and ice removal, including plowing, snow blowing, shoveling, sanding, and salting during and outside normal working hours. Operate and perform routine maintenance on trucks, tractors, snowplows, snow blowers, power mowers, hand tools, power tools, and other maintenance equipment. Clean units, common areas, and Housing Authority property; remove trash, debris, and discarded materials as directed. Respond to work orders, document work performed, and maintain complete and accurate time and material records within the established work order system. Estimate, purchase, organize, and maintain supplies, materials, tools, equipment, and inventory as assigned. Coordinate access and work activities with contractors and vendors, and assist with monitoring completed work. Communicate with residents in a courteous, responsive, and professional manner while maintaining confidentiality. Participate in after-hours, weekend, holiday, and weather-related emergency response as assigned. Perform other related duties as assigned by the Maintenance Supervisor or Executive Director.
MINIMUM QUALIFICATIONS
High school diploma or GED required. Three (3) to five (5) years of general building, property, or real estate maintenance experience. Working knowledge of plumbing, electrical, painting, carpentry, landscaping, mechanical equipment, custodial work, and general building maintenance practices. Knowledge of applicable building and safety requirements and the safe use of tools, machinery, cleaning products, and maintenance equipment. Ability to organize, prioritize, and complete work independently while also working effectively as part of a team. Ability to understand and carry out oral and written instructions and communicate effectively with residents, staff, contractors, and the public. Ability to use an electronic work order or maintenance tracking system and maintain accurate written records. Valid Massachusetts Driver's License and ability to be covered under the Housing Authority's vehicle insurance policy at a reasonable cost. Ability to work respectfully with residents from culturally and socioeconomically diverse backgrounds. Ability to maintain the confidentiality of resident and workplace information.
LICENSES AND PREFERRED EXPERIENCE
Massachusetts Hoisting License preferred. A successful candidate who does not possess the license must obtain it within six (6) months of hire. Experience operating a snowplow, tractor, loader, or similar motorized equipment is preferred. Experience with HVAC systems, appliance repair, and preventive maintenance is preferred.
PHYSICAL DEMANDS AND WORKING CONDITIONS
Ability to lift and carry up to 75 pounds and move heavy objects in and out of vehicles using proper practices and available support equipment. Ability to bend, stoop, kneel, squat, climb ladders, work in constricted areas, and work at heights. Ability to stand or walk for extended periods and perform manual work such as digging, shoveling, raking, and snow removal. Ability to work indoors and outdoors in adverse conditions, including snow, ice, rain, heat, cold, dust, dirt, and unsanitary conditions. Must possess the visual ability, manual dexterity, judgment, and physical capacity necessary to safely perform maintenance duties.
ADDITIONAL CONDITIONS OF EMPLOYMENT
Availability for monthly on-call rotation, assigned after-hours emergency calls, and snow or weather-related operations, including nights, weekends, and holidays. Employment is subject to a background check, pre-employment physical, pre-employment drug test, and other lawful pre-employment requirements.
