Maintenance Technician - Full-Time, Flexible Schedule

+ Phone | Annapolis, MD Annapolis Property Services is looking for an experienced maintenance pro for a genuinely different kind of role: ~20 hours a week of scheduled maintenance work on weekdays , plus carrying our after-hours emergency phone Wednesday evening through Monday morning. Here's what that actually looks like in practice — most weeks, you get a couple of calls, and half the time you can solve it in a few minutes through discussion with the tenants if it can safely wait until morning. Some weeks you get nothing at all. A handful of times a year — usually around a big storm — it gets busy and you're out at several properties in a night. Averaged out, most on-call weeks run about 2 hours of actual work. The rest of the time, the phone's just in your pocket while you live your life. It's not for everyone. If you need a hard clock-out and zero responsibility once you're home, this isn't your gig. But if you're the kind of person who doesn't mind staying local and being the one people can count on, this is a genuinely good deal: fewer scheduled hours, real independence, and solid pay for holding down a role most people can't. On-call:

Wed & Thu evenings (5 PM-9 AM), plus a continuous stretch Friday 5 PM-Monday 9 AM Monday and Tuesday are off days Pay & perks Base pay for your 20 scheduled hours, plus a weekly on-call stipend, plus extra for any after-hours calls you actually work Total annual pay: $65,000-$75,000 , depending on call volume Company vehicle and company phone Health insurance after 90 days PTO 401(k) with partial company match after one year What you'll be doing Daytime hours: typical residential maintenance and repairs.

On-call hours:

you're the first call when something goes wrong — a lockout, a leak, no heat, a busted window. You troubleshoot with the tenant, decide what can wait and what can't, and either talk them through it, send a vendor, or go yourself. We need someone with the judgment to make that call — not someone who just forwards every ticket to a contractor. Drywall skills are a big plus, but not required. What we need from you Solid general residential maintenance experience Good judgment and a calm head when something unexpected comes up Comfortable working independently, without someone checking in on you Professional and easy to deal with — you'll be talking directly to tenants Comfortable with a smartphone and maintenance software Valid driver's license and clean driving record; background check and drug screen required About Us Annapolis Property Services manages over 700 rental homes throughout the greater Annapolis area.
