Full-Time Maintenance Technician We are a fast-paced, growing property management company managing over 300 rental properties throughout New Castle County, Delaware, and Cecil County, Maryland. We are currently seeking a dependable and experienced Full-Time Maintenance Technician to join our team. The ideal candidate is reliable, organized, takes pride in their work, and has excellent customer service and communication skills. Because this position involves working inside occupied rental properties, professionalism and respectful interaction with tenants are extremely important. Candidates should have a few years of hands-on experience in property maintenance, construction, remodeling, or a related trade. A company truck is provided and a gas card. Responsibilities Communicate with office staff regarding daily maintenance requests and service calls for occupied rental properties. Complete maintenance and repair work efficiently and professionally. Assess maintenance issues and communicate recommended repairs to the office. Assist with rental property turnovers after tenants move out. Complete and update work orders with accurate information. Keep detailed records of labor hours and materials used for each job. Provide photos and updates on completed work when required. Meet with the company owner weekly to review work orders, materials, pricing, and upcoming projects. Maintain a clean and professional work environment at each property. Properly maintain and care for company-provided tools, equipment, and vehicle. Preferred Maintenance Skills Candidates should be comfortable performing a variety of general property maintenance and repairs, including: Interior and exterior painting Drywall installation, patching, and repair Basic framing and carpentry Window installation and insulation Cabinet installation and repair Door, trim, hardware, and lock repairs Laminate and luxury vinyl plank (LVP) flooring installation Basic HVAC maintenance, including replacing filters Basic plumbing repairs, including replacing toilets, flappers, wax rings, faucets, showerheads, and similar fixtures Basic electrical repairs, including replacing outlets, switches, and cover plates General troubleshooting and property repairs Qualifications Previous experience in property maintenance, construction, remodeling, or a related field preferred. Ability to work independently and manage multiple work orders. Strong problem-solving and troubleshooting skills. Excellent communication and customer service skills. Dependable, punctual, and organized. Comfortable working in both occupied and vacant rental properties. Ability to travel throughout New Castle County, DE and Cecil County, MD using the company-provided vehicle. Valid driver's license and acceptable driving record. Ability to safely lift and carry materials, tools, and equipment associated with property maintenance. Pay:

$22.00 - $27.00 per hour Expected hours: 40.0 per week
