Job Description

Harbor Management is seeking a qualified, motivated and experienced Maintenance Technician for our property in Lewiston, ME. The ideal candidate will have experience in apartment maintenance, appliance repair and ability to be on-call.
MAINTENANCE TECHNICIAN JOB DESCRIPTION
Full-time, experience preferred but we are willing to train
Pay:
$20.00 - $23.00 per hour (based on experience)
I. BASIC FUNCTION A.
Maintains physical condition of entire property as part of a team.
II. RELATIONSHIPS A.
Reports to Maintenance Superintendent and/or On-Site Manager. B. Maintains relationships with other staff members. D. Maintains relationships with suppliers, vendors, and professionals servicing the company or property.
III. RESPONSIBILITIES
The activities listed below are not all inclusive. However, they are indicative of the type of activities normally performed by the maintenance superintendent. 1. Prioritizes work orders; 2. Follows up on work assignments for efficient, thorough completion; 3. Makes regular inspections of the property; 4. Notifies management of maintenance problems and recommended solutions; 5. Meets with on-site manager daily to report on status of all scheduled work; 6. Keeps workshop or utility room clean, orderly, and safe; 7. Obtains thorough knowledge of power, water, and gas turnoffs, cleanout traps, fire extinguishers and fire hydrants; 8. Assists in all aspects of the property's maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance: 9. Maintains exterior and public lighting, 10. Clears gutters and downspouts, 11. Repairs structural wear and damage to buildings, 12. Cares for lawn, plants, shrubs and flowers, 13. Cleans parking areas, sidewalks, alleyways, hallways and common areas, 14. Prepares vacant apartments, 15. Paints, 16. Services appliances, equipment, plumbing, electrical system, etc., 17. Picks up trash on property, 18. Cleans garbage area, 19. Watches out for the unusual. 20. Able to lift 20- 50 pounds 21. Able to bend, kneel, stand for lengths of time
IV. QUALIFICATIONS A.
High school education or equivalent. B. Minimum three years full-time maintenance experience (preferred but not required). C. Willingness to perform any task that is required. E. Good safety habits. F. Working knowledge of electrical, plumbing and carpentry (preferred but not required). G. Familiarity with HVAC systems and various appliances (preferred but not required). Harbor Management is an
