Job Description
Experienced Maintenance Technician MDL Property Management | Tri-Cities, Michigan Join one of the fastest-growing property management companies in Mid-Michigan. MDL Property Management manages 800+ residential and commercial properties , including single-family homes, multi-family communities, commercial buildings, and mixed-use properties . We are looking for an experienced, motivated Maintenance Technician who takes pride in quality workmanship, solves problems independently, and thrives in a fast-paced environment. What You'll Do No two days are the same. You'll be responsible for maintaining a diverse portfolio of properties while delivering exceptional service to our residents and owners.
Responsibilities include:
Diagnose and complete residential and commercial maintenance repairs. Perform plumbing repairs including fixture replacement, drain clearing, water lines, shutoffs, toilets, disposals, and leak diagnostics. Troubleshoot and repair electrical issues including switches, outlets, fixtures, breakers, GFCI circuits, and basic wiring. Perform HVAC maintenance and repairs including diagnostics, thermostat replacement, filter changes, preventative maintenance, and minor system repairs (EPA Certification preferred). Complete apartment and home unit turns efficiently while maintaining company quality standards. Drywall repair, patching, finishing, texture matching, painting, and trim work. Carpentry including doors, locks, cabinets, flooring, framing, windows, and finish work. Preventative maintenance inspections on residential, commercial, and common area systems. Facility maintenance including lighting, common areas, exterior maintenance, and mechanical rooms. Troubleshoot complex maintenance issues and determine cost-effective repair solutions. Provide accurate repair estimates, scopes of work, and material lists. Coordinate with outside contractors when specialized work is required. Document completed work orders, labor, materials, and recommendations. Assist with emergency maintenance and rotating on-call responsibilities. What We're Looking For We're looking for someone who is more than just "handy." We want a technician who thinks ahead, solves problems, and helps improve our operations.Ideal candidates possess:
3+ years of maintenance experience (property management preferred) Strong knowledge of: Plumbing Electrical HVAC Carpentry Drywall Painting Flooring Doors & Windows Appliance repair Lock changes & rekeying General building systems Experience maintaining commercial facilities, multi-family housing, and single-family homes. Ability to estimate repairs and identify cost-saving alternatives. Strong troubleshooting and diagnostic skills. Ability to prioritize multiple work orders throughout the day. Excellent time management and organizational skills. Ability to work independently with minimal supervision as well as work well with a large team Strong communication and customer service skills. Ability to adapt quickly to changing priorities. Valid driver's license with reliable transportation. Ability to lift 75+ pounds and perform physical work in varying weather conditions.
