We are seeking a reliable, hands-on Caretaker/Maintenance Contractor to support the upkeep of a self-storage facility local to St Helen, MI. This is a low-hours, high-trust role suited to someone who can work independently, take initiative, and keep the property clean, secure, and well-maintained with minimal oversight. The contractor will be responsible for routine site inspections, light maintenance, and unit turnover tasks that keep the facility running safely and efficiently. Responsibilities Visit the facility weekly (visit typically under 2 hours) to perform a full site inspection. Pick up and dispose of light trash; arrange removal for bulkier items as needed. Perform light maintenance tasks and conduct unit audits. Place overlocks on delinquent units; inspect move-out units and sweep/blow them out to prepare for the next tenant. Take photos to document site conditions, completed work, and unit status. Put up and take down signage as directed. Maintain storage unit doors and the site gate, performing basic repairs and adjustments. Complete other light-duty tasks as assigned by management. Be available for urgent or emergency issues as they arise (infrequent, but response is required when needed). Requirements Proven experience in facilities maintenance or a related field. Solid mechanical aptitude and the ability to troubleshoot basic building and equipment systems. Welding and fabrication skills preferred. Strong written and verbal communication skills in English. A proactive, self-directed approach to problem-solving, with a commitment to quality and reliable follow-through. Reliable transportation and availability for occasional urgent call-outs.

Pay:
