Alexandria, MN Compensation:
$30-$33 per hour, depending on experience

Independent Contractor (1099) About the Position We are seeking an experienced, dependable, and self-motivated Apartment Maintenance & Renovation Specialist to provide ongoing maintenance and renovation services for an apartment property in Alexandria, Minnesota . This is a hands-on position for someone who enjoys working independently, solving problems, and completing a wide variety of apartment maintenance and renovation projects. We have approximately 40 hours of work available per week and are looking for someone interested in a consistent, long-term opportunity. Responsibilities Work will include a combination of apartment maintenance, unit turnovers, renovations, preventative maintenance, and property improvements, including: Completing maintenance requests in occupied apartments Preparing vacant apartments for new tenants Completing apartment turnovers and renovations Drywall repair, patching, and painting Installing and repairing doors, trim, cabinets, hardware, and fixtures Installing LVP and other flooring Basic plumbing repairs, including toilets, faucets, drains, and fixtures Basic electrical repairs, including switches, outlets, and light fixtures Troubleshooting appliances and completing minor appliance repairs Minor carpentry and general construction Repairing and replacing locks and door hardware Interior and exterior property repairs Preventative maintenance Identifying maintenance issues before they become larger problems Purchasing or picking up materials as needed Keeping work areas and maintenance spaces clean and organized Providing regular updates regarding completed work, outstanding projects, and materials needed Taking before-and-after photos of projects when appropriate Occasionally assisting with urgent or after-hours maintenance issues Who We're Looking For The ideal candidate is a well-rounded maintenance professional who can handle the majority of day-to-day apartment maintenance and renovation work without needing to call a specialized contractor for every repair.
You should be:
Dependable and consistent Self-motivated and able to work independently Experienced with maintenance, remodeling, construction, or apartment renovations Comfortable troubleshooting problems and finding practical solutions Productive and able to manage multiple projects Detail-oriented and proud of the quality of your work Professional when interacting with tenants Responsive to calls and messages Comfortable working in both occupied and vacant apartments Apartment maintenance and unit-turnover experience is strongly preferred. Requirements Prior maintenance, remodeling, construction, or related experience Reliable transportation Valid driver's license Smartphone Basic personal hand tools Ability to safely lift and carry materials commonly associated with apartment maintenance Ability to work independently Ability to reliably provide approximately 40 hours of services per week Compensation $30-$33 per hour , depending on experience, skill level, and the range of maintenance and renovation work you are capable of completing independently. Approximately 40 hours of work are expected to be available each week . This position is structured as an independent contractor (1099) opportunity . The contractor is responsible for applicable taxes, insurance, and other obligations associated with independent contractor status. Pay:

How many years have you been doing this type of work, and what were your primary responsibilities? Please list the types of maintenance and renovation work you can confidently complete on your own without assistance or supervision. Include specific trades or skills such as flooring, plumbing, electrical, drywall, painting, carpentry, appliances, HVAC, etc. Describe your experience installing flooring. What types of flooring have you installed, and are you comfortable independently completing an LVP flooring job from demolition and subfloor preparation through installation, transitions, trim, and cleanup? Describe your plumbing experience. Please give examples of plumbing repairs or installations you would be comfortable diagnosing and completing yourself without calling a plumber. Describe your electrical experience. Please give examples of electrical troubleshooting, repairs, or installations you would be comfortable completing yourself, and explain what types of electrical work you would refer to a licensed electrician. What type of vehicle do you have available for work, what tools do you personally own, and are you able to transport tools and materials? This position starts at $30-$33 per hour depending on experience and demonstrated capabilities.
