Contract, as-needed/variable hours Job Summary 907 Dale St Apartments LLC is seeking an experienced Apartment Maintenance Technician to perform maintenance, repairs, and apartment turnover work at our apartment property in Hutchinson, Minnesota. This is an as-needed contract position with variable hours and no guaranteed minimum number of hours per week . The amount of available work depends on apartment turnovers, resident maintenance requests, and other property maintenance needs. During busy periods, up to approximately 40 hours of work may be available in a week. During slower periods, there may be little or no work available. Candidates should be comfortable with a schedule that varies significantly from week to week. Responsibilities Complete maintenance and repairs in occupied and vacant apartment units Prepare vacant apartments for new residents during apartment turnovers Troubleshoot and perform basic plumbing repairs Troubleshoot and perform basic electrical repairs within the scope of work legally permitted for the position Perform interior painting and touch-up work Perform drywall patching and repairs Perform basic flooring repairs and replacement Troubleshoot common apartment appliances, including refrigerators, stoves, and dishwashers Complete general apartment repairs and maintenance Respond to assigned resident maintenance requests Perform minor property and exterior upkeep as needed Move and handle maintenance materials, equipment, and appliances Maintain clean and safe work areas Identify maintenance issues that require additional materials or specialized professional services Communicate the status of assigned maintenance work and needed repairs Qualifications Previous experience with general maintenance, construction, apartment maintenance, or a related field Working knowledge of plumbing, electrical, painting, and general repair work Ability to perform drywall and basic flooring repairs Ability to troubleshoot common household appliances Ability to work independently and complete assigned work reliably Valid driver's license Reliable transportation to the property Basic maintenance tools Ability to lift and move up to 50 pounds Ability to stand, walk, bend, kneel, crouch, climb, and reach as required to perform maintenance work Must be authorized to work in the United States Employment is contingent upon successful completion of any applicable pre-employment screening requirements. Tools and Equipment Candidates should have the basic hand tools commonly needed for general maintenance work. Specialized tools or equipment required specifically for the property may be purchased by 907 Dale St Apartments LLC. Company-purchased tools and equipment remain company property. Schedule This position is scheduled as needed based on property maintenance requirements. There are no guaranteed weekly hours . Available hours may range from no work during a slow week to approximately 40 hours during periods with apartment turnovers or significant maintenance needs.
