This hands-on role combines scheduled maintenance with on call emergency response, requiring someone who's technically skilled, flexible, and good with people. Regular Maintenance & Repairs Handle general repairs Perform preventive maintenance on building systems Conduct regular property inspections to identify potential issues Complete routine maintenance tasks like filter changes and weather preparation Emergency & On-Call Duties Respond to after-hours emergency calls within 1 hour Handle urgent situations such as pipe bursts, power outages, or lock-outs Provide 24/7 on-call availability Assess emergency situations and implement immediate solutions Coordinate with emergency services when necessary Property Management Support Communicate effectively with property manager Document all maintenance activities and repairs Manage maintenance supplies and inventory Assist with unit turnovers between tenants Coordinate with outside contractors when specialized work is needed
