Onsite Maintenance Technician!

Job Description

Immediate Opening for Onsite Maintenance Technician Our company consists of five partners who have been involved in investment real estate in various forms for many years. We are looking for an onsite maintenance technician to help support our routine repair and maintenance work as well as complete rental turnovers and rental license inspection corrections. Knowledge, Skills and Abilities Thorough knowledge of proper procedures using power tools, hand tools and equipment; knowledge of proper lifting techniques; understanding of methods, techniques, materials, tools and equipment used in maintenance, repair and electrical work. Ability to use required tools and equipment skillfully and safely, understanding of building codes. Ability to learn and apply proper maintenance procedures and use of equipment and supplies. Ability to understand and follow written and oral directions. Ability to perform work independently. Potential work as part of this role could include: Daily boiler inspections Replace faucets Replace light fixtures/outlets/switches Replace toilet parts or toilets Drain clearing Repairing screens and window glass Painting/Touch up painting Sheetrock repair Replacing interior/exterior doors, closet doors, storm doors Preparing for rental inspections Complete routine inspections of properties to document conditions We'd expect a handyman to have these tools/items: Reliable transportation (no shared vehicles, please) Adequate tools to complete required repairs. Clean work clothes Access to cell phone for discussions with management, accessing the internet to use our maintenance software and booking appointments with tenants. Our preferred candidate must also be/have: Minnesota Boiler Operators license or higher 2+ years of professional maintenance technician experience working in a residential setting. Dependable Good communication skills and professional interaction skills with tenants Good organizational skills to complete inspection checklists, track time, and expenses Ability to pass a Kari Koskinen background check as required by State of Minnesota From time to time, flexibility may be needed to respond to unexpected or emergency maintenance issues after hours.
Physical Demands:
Regularly required to stand, walk, use hands and fingers to handle or feel objects, tools, or controls; and talk or hear. Occasionally required to sit. Frequently must squat, stoop, or kneel, reach above the head and reach forward. Daily uses hand strength to grasp tools, supplies, and equipment. Occasionally climbs ladders. Frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
