Maintenance Specialist Position Summary The Maintenance Specialist is responsible for maintaining the hotel's guest rooms, common areas, mechanical systems, and overall property in a safe, clean, and operational condition. This position requires a highly skilled, hands-on maintenance professional who can troubleshoot and repair a wide variety of building systems and equipment. The ideal candidate has strong experience with HVAC, electrical systems, plumbing, drywall, painting, carpentry, general contracting, and building maintenance , with the ability to diagnose problems quickly and determine the appropriate repair. Key Responsibilities Perform preventative maintenance and repairs throughout the hotel property. Troubleshoot, diagnose, and repair HVAC systems , including air conditioning, heating, thermostats, ventilation, and related equipment. Perform basic to intermediate electrical troubleshooting and repairs , including outlets, switches, lighting, breakers, and fixtures. Troubleshoot and repair basic plumbing systems , including faucets, toilets, drains, valves, and water fixtures. Perform drywall repairs, patching, sanding, texturing, and painting. Complete general carpentry and building repairs as needed. Perform repairs and maintenance in guest rooms, hallways, public areas, kitchens, back-of-house areas, and exterior spaces. Identify and troubleshoot mechanical, electrical, HVAC, plumbing, and structural issues. Assist with general contracting and property improvement projects. Inspect equipment and building systems to identify potential problems before they become major repairs. Perform preventative maintenance according to established schedules. Respond promptly to maintenance requests and guest-room work orders. Maintain accurate records of completed repairs, preventative maintenance, and equipment issues. Coordinate with outside contractors and service providers when specialized repairs are required. Maintain a safe and clean work environment and follow all applicable safety procedures. Help ensure the property meets hotel standards for appearance, functionality, and guest comfort. Perform other maintenance duties as assigned. Required Qualifications 1+ years of experience in hotel maintenance, commercial building maintenance, facilities maintenance, construction, or a related field . Strong hands-on troubleshooting and repair skills. Working knowledge of HVAC systems and air conditioning equipment . Working knowledge of electrical systems and troubleshooting . Experience with drywall repair and painting. General knowledge of plumbing, carpentry, and building systems. Ability to read and understand basic equipment manuals, diagrams, and maintenance documentation. Ability to use common hand and power tools safely. Strong problem-solving skills and mechanical aptitude. Ability to work independently and prioritize multiple maintenance requests. Strong customer-service and communication skills. Ability to work in a hotel environment and respond to maintenance needs in a timely manner. Preferred Qualifications Previous experience working in a hotel or resort environment . HVAC certification or EPA 608 certification. Electrical, plumbing, or other relevant trade certifications. General contracting or construction experience. Experience with commercial HVAC equipment. Experience with preventative maintenance programs. Experience working with hotel maintenance systems or computerized maintenance management systems (CMMS).
