Position Summary Seeking a dependable Maintenance Technician to perform day-to-day maintenance and repairs at an apartment community. This position is responsible for completing work orders, preparing vacant units, performing preventative maintenance, maintaining property appearance, and helping ensure a safe and well-maintained community. Key Responsibilities Complete resident work orders accurately and timely. Diagnose and repair basic plumbing, electrical, HVAC, appliance, and general maintenance issues. Prepare vacant units for new residents, including repairs and make-ready work. Perform routine preventative maintenance throughout the property. Inspect units, common areas, grounds, and building systems for maintenance or safety concerns. Assist with HUD/NSPIRE and other property inspections and complete required repairs. Maintain clean and attractive grounds, common areas, maintenance areas, and exterior spaces. Respond to emergency maintenance situations and participate in an on-call rotation as required. Maintain tools, equipment, supplies, and maintenance inventory. Coordinate with outside vendors and contractors when necessary. Document completed work and communicate significant maintenance concerns to management. Follow all safety procedures and applicable property policies. Qualifications Previous apartment, residential, or building maintenance experience preferred. General knowledge of plumbing, electrical, HVAC, appliances, carpentry, and basic repairs. Ability to troubleshoot maintenance problems and complete repairs independently. Dependable, organized, and able to prioritize multiple work orders. Strong communication and resident service skills. Valid driver's license and reliable transportation preferred. Ability to perform the physical requirements associated with apartment maintenance. Full-time, onsite position. On-call availability may be required. $42,000/yr (negotiable with experience)
