The Maintenance Technician is responsible for maintaining the overall condition, safety, and appearance of assigned residential properties. This role performs preventative, routine, and emergency maintenance to ensure safe, functional, and well-maintained communities while providing exceptional service to residents. The ideal candidate is dependable, self-motivated, and committed to delivering quality workmanship. This position requires physical stamina, the ability to work independently, and flexibility to respond to maintenance needs, including after-hours emergencies and occasional travel between properties.
Position Responsibilities:
Perform routine, preventative, and emergency maintenance on residential properties. Complete maintenance work orders accurately and within established service standards. Prepare apartment homes for new residents, including painting, cleaning, repairs, flooring, lock changes, and general maintenance. Troubleshoot and repair plumbing, electrical, appliances, HVAC systems, carpentry, drywall, and other building components. Conduct preventative maintenance inspections and maintain building systems and common areas. Maintain the cleanliness, safety, and appearance of buildings, grounds, and shared spaces. Coordinate with contractors and vendors as needed to complete maintenance projects. Maintain accurate maintenance records using property management software or mobile applications. Monitor inventory and ensure maintenance tools, equipment, and supplies are organized and properly maintained. Identify and report maintenance concerns, safety hazards, or property issues requiring additional attention. Assist with seasonal property maintenance, including snow and ice removal when required. Participate in a rotating on-call schedule to respond to after-hours maintenance emergencies. Follow all applicable safety regulations, policies, and OSHA guidelines. Provide professional, courteous, and responsive customer service to residents, coworkers, and vendors.
Position Qualifications:
Minimum of three years of residential, multifamily, commercial, or facilities maintenance experience preferred. Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance. Strong troubleshooting, organizational, and problem-solving skills. Excellent customer service and communication abilities. Ability to work independently and collaboratively in a team environment. Basic computer proficiency and experience using maintenance management software is preferred. Knowledge of OSHA safety standards and safe work practices. Valid U.S. driver's license with a clean driving record. Ability to work a flexible schedule, including evenings, weekends, holidays, and on-call rotations.
Physical Requirements:
Frequently lift, carry, push, or pull up to 50 pounds; occasionally move heavier materials with assistance or appropriate equipment. Stand, walk, bend, kneel, crouch, crawl, and climb throughout the workday. Safely work from ladders, lifts, and elevated work areas. Work indoors and outdoors in varying weather conditions. Perform physically demanding tasks while following established safety procedures.
