Job Description:
The Maintenance Mechanic is responsible for carrying out general maintenance activities of PHAB including maintenance and repair of all mechanical and electrical systems necessary for the proper operation of the communities. He/she is also responsible for the rehabilitation of vacated apartments in such a way that ensures timely rental. He/she is responsible for external upkeep of PHAB buildings and maintenance of grounds. The Maintenance Mechanic answers directly to the Maintenance Supervisor and keeps him/her abreast of maintenance issues. Duties The Maintenance Mechanic duties include the following:
  • Repairs and maintains plumbing in PHAB communities.
  • Repairs and maintains electrical and mechanical systems in PHAB communities. (Must have the ability to obtain a Low-Pressure Boiler's License)
  • Performs internal rehabilitation of vacated apartments as needed including:
  • Cleaning
  • Internal carpentry needs
  • Laying of linoleum, tile, and carpet
  • Repair and repainting walls and ceilings
  • Performs external repair and maintenance of PHAB buildings including:
  • Carpentry
  • Masonry
  • Roofing
  • Scraping and painting
  • Performs grounds keeping including:
  • Garbage disposal
  • Litter control
  • Snow removal
  • Grooming (grass cutting, hedge trimming)
  • Performs routine maintenance workorder activities including:
  • Check lighting in and around the communities
  • Check emergency exits and emergency lighting
  • Clean common areas, including stairwells and community rooms
  • Check the laundry areas for cleanliness
  • Clean the floors in the common areas
  • Other duties as assigned
