With more than 25 years of experience in construction and property maintenance , we provide high-quality maintenance, repair, renovation, and inspection-readiness services for residential multifamily properties . We are seeking a skilled and dependable Maintenance Technician to join our team and support the day-to-day upkeep of apartment communities. In this role, you'll complete routine and emergency work orders , conduct inspections , perform preventative maintenance , prepare vacant units for new residents , and help ensure all properties remain safe, functional, and inspection-ready. Technicians also participate in a rotating on-call schedule to respond to after-hours emergency maintenance requests. Hourly).Essential Duties and Responsibilities:
Complete routine, preventative, and emergency maintenance work orders. Diagnose and repair plumbing, electrical, HVAC, carpentry, drywall, painting, appliance, and general building issues. Conduct unit, building, and common area inspections, including NSPIRE and HQS inspections. Correct identified deficiencies and maintain properties in inspection-ready condition. Perform unit turnovers, including trash-outs, repairs, painting, fixture replacement, and final quality checks. Complete scheduled preventative maintenance tasks on building systems and equipment. Respond to after-hours emergencies as part of an on-call rotation. Use Yardi Voyager and other company software to document labor, materials, notes, and photos. Maintain tools, materials, and work areas in a safe and organized condition. Interact professionally with residents, property staff, and coworkers. Assist with curb appeal, grounds cleanup, pressure washing, and special projects as assigned. Perform other duties as assigned.Education and Experience:
Proven experience in apartment maintenance, residential maintenance, construction, or handyman services. Strong skills in electrical, plumbing, HVAC, carpentry, drywall, painting, and appliance repair. Experience with preventative maintenance and work order systems. Knowledge of HUD NSPIRE and HQS inspection standards is a plus. Ability to complete high-volume work efficiently with minimal supervision. Tech-savvy and willing to learn new software systems (Yardi experience is a plus). Strong attention to detail and documentation. Proficient in operating various hand-held tools and devices. Basic computer skills (MS Word, Excel, and Outlook). Valid driver's license and reliable transportation. EPA Section 608 certification, CPO certification, or trade licenses are a plus.Physical Demands:
Employee is frequently required to travel to various properties to oversee maintenance projects within the City of Charlotte, NC. Daily movements include sitting; standing; reaching; bending; kneeling; and climbing ladders; operating computers and other office equipment; moving about the properties; and attending on-site meetings and off-site meetings. Employee must be able to exchange information in person, in writing, and via telephone. Employee must occasionally transport up to 50 pounds.Work Environment:
The employee works indoor and outdoor and is frequently exposed to weather extremes. The employee may occasionally be subjected to fumes, airborne particles, toxic or caustic chemicals (e.g., cleaning solutions, solvents, insecticides), and skin irritants. The employee may be required to use goggles, gloves, masks, lumbar support belts, safety boots, and other personal protective equipment. The noise level in the work environment is usually moderate. Employees must have access to 24 hour reliable phone & internet service. Employees must also have reliable transportation to and from work, as well as, to get to and from multiple work locations based on business needs and assignments. Employee is responsible for providing own basic hand tools. Position may require employees to work overtime, nights and weekends when needed or in the case of an emergency. All employees must be authorized to work in the United States.
