A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Full-Time / Part-Time The Maintenance Technician is responsible for maintaining the hotel's physical property, guest rooms, equipment, and building systems to ensure a safe, clean, comfortable, and fully operational environment for guests and employees. This position performs routine maintenance, preventative maintenance, repairs, inspections, and general upkeep throughout the hotel. The ideal candidate is dependable, hands-on, safety-conscious, and able to identify and resolve maintenance issues before they become larger problems. Essential Responsibilities General Maintenance Perform daily inspections of the hotel, including guest rooms, public areas, back-of-house areas, and exterior grounds. Complete repairs and maintenance requests in a timely manner. Respond to guest-room and operational maintenance issues. Maintain doors, locks, hinges, furniture, fixtures, and other hotel equipment. Perform basic plumbing repairs, including toilets, faucets, drains, and minor leaks. Perform basic electrical repairs such as replacing outlets, switches, light bulbs, and fixtures when appropriate and permitted. Repair or replace drywall, ceiling tiles, flooring, caulking, and other building components. Perform basic painting and touch-up work. Address HVAC issues and perform routine maintenance as appropriate for the property and level of training. Maintain exterior areas, including sidewalks, entrances, parking areas, landscaping, and seasonal maintenance. Guest Rooms Inspect guest rooms for maintenance concerns and ensure rooms are in proper working order. Repair or report issues involving HVAC, plumbing, lighting, televisions, appliances, furniture, doors, and other room equipment. Complete maintenance work in vacant and occupied rooms while following hotel guest-service and privacy standards. Ensure completed repairs meet hotel standards before returning a room to service. Preventative Maintenance Follow the hotel's preventative maintenance schedule and complete assigned tasks on time. Conduct routine inspections of equipment and building systems. Identify potential problems and communicate them to management before they result in equipment failure or guest impact. Maintain accurate records of completed preventative maintenance and repairs. Assist with seasonal maintenance and preparation of the property. Safety & Compliance Follow all company, hotel, brand, OSHA, and applicable safety requirements. Maintain a safe work environment for guests and employees. Properly use tools, equipment, chemicals, and personal protective equipment. Report safety hazards, property damage, or significant maintenance concerns to management immediately. Assist with emergency situations, including water leaks, power outages, alarms, and other building-related emergencies. Follow proper procedures when working with electrical, plumbing, HVAC, mechanical, or other building systems. Communication & Teamwork Communicate maintenance concerns and completed work with the General Manager and hotel team. Prioritize work based on guest impact, safety, and operational needs. Maintain professional and courteous interactions with guests and employees. Assist other departments when appropriate to support overall hotel operations. Maintain a clean and organized maintenance area and properly store tools and supplies. Qualifications Previous maintenance, facilities, construction, hotel engineering, apartment maintenance, or related experience preferred. Basic knowledge of plumbing, electrical, HVAC, carpentry, painting, and general building maintenance. Ability to troubleshoot problems and determine appropriate solutions. Ability to use common hand and power tools safely. Ability to work independently with minimal supervision. Strong attention to detail and ability to prioritize multiple maintenance requests. Reliable attendance and punctuality are essential. Must be able to communicate effectively with guests, employees, and management. Must be willing to work a flexible schedule, including weekends and holidays, as needed. Hotel experience is preferred but not required. Physical Requirements Ability to stand, walk, bend, kneel, stoop, climb, and reach for extended periods. Ability to lift and carry equipment and supplies as required. Ability to safely use ladders and work at various heights. Ability to work in indoor and outdoor environments and in varying temperatures. Ability to perform physically demanding maintenance tasks as required by the position.
